If it’s a farm I’m going to hold for some time I really want it to have the majority of these features. The larger the property the less concerned i am with this list though.
On an average timbered property how much can you expect to get for your timber? I know there is a lot of variables involved but is there a rough estimate you use when looking at a property?
@@danwilkinson2489 I think this will vary greatly depending on species, volume, and location to buyer/mill. I'm going through this process right now, my advice would be to watch all of Madison's videos twice, get an opinion if possible and the last step see if someone is looking for what you have. I reached out to local mills and said I have larger diameter x,y,z trees do you buy these and they sounded interested. Madison has been super helpful and now I'm knee deep in the process and have all the same questions you do. Gotta habe faith and mark good trees (but not clean house on property either).
@@danwilkinson2489 unfortunately, there is no Standardized Way to know how much Timber value there is unless you get a Forester to walk it with you. I like to have at least two years worth of payments in the Timber if possible.
Accidentally bought a (smaller) property that has all of these aspects! Does your list change if it's your "forever farm?"
