I was there 3 months ago. I love the place, so I bought a small appartment there. Ocean Park 1 is surrounded with water. Unlike OP 2 and 3, they have water only around VIP area.
The city is about 430 ha There are free EV buses for residents to move around within the city and there are bus lines to link to other 8 cities in the system of Vinhomes in Hanoi. EV buses are Vinbus which are made by Vinfast

Vinhomes Long biên Riverside was designed for all houses are on the bank of a artificial river, just 8km from Ocean park but that area maybe too expensive and not for foreigner. You can visit nearby project, the Eco park which designed complexes and houses were surrounded by lakes and forest/woods, even some complex in which every flat has its own mini garden. Eco park is on the bank of Red river so you can view the city of Hanoi at the other bank, and easy to explore the ancient pottery village of Bát tràng 1km away

Personally I am really put off by this development where everything looks the same, where people are "parked" in Soviet-like or Communist-China-like housings, I don't dare saying North Korea. It looks nice from the outside (but for how long) and time will tell how long it will last. Not my idea of happiness and of living -- though I could see that it can be appealing to some of the locals.
If you're the developer you will build each house in different style, right? Any developer can do it but are you aware of the costs and what Vietnamese social class is rich enough to buy such apartments? I don't think you're smarter than the developers and think like businessmen.
Personally I want to live there because there are all I need for my living within the area without the need to go outside, which includes a free EV Vinbus service to bring you back and forth from/to the center of Hanoi.
I think it's comfortable city. It supplies you from A to Z. I mean every thing. It's quite near the city centre , if you want to experience the culture, cuisine , Art , it takes you about 15 minutes there by car.

Unfortunately, the weather is not very nice. I live in the Ecopark urban area next door and come to this urban area often. If you go in the sunny season, this urban area will be much more beautiful.
bangkok needs a fake beach like this. i thought it would have been perfect in the expanded area of benjakiti park. "Bangkok Beach" would be an instant hit for hanging out + events.

Actually it is very successful. Almost all these apartments are occupied. The shopping mall was only busy outside working hours or in weekend. There are some reason why the city's builder Vingroup is biggest company and most profitable in Vietnam.
