Awesome video! But I think Gillian misspoke in citing the payout of dividend stocks. She says 2-5% per month - that should be 2-5% per year. For example, the SHYG ETF from Fidelity (0-5 YEAR HIGH YIELD CORPORATE BOND) is among Fidelity's highest dividend ETFs and pays about 5.4% in dividends *per year*. That works out to 0.45% per month.
Digital files seems the best as you can have an infinite amount and there's little to no maintenance, it has 24/7 global reach, and no employees need to be involved.
Fantastic video Gillian! If it's ok I'd love to share some basic info on real estate investments: Residential - Easy to rent out as tenants are readily available. Make sure you allow for all costs associated with owning the rental and facilitating the lease e.g. property maintenance/repairs, loan interest/fees, property management fees, vacancy (loss of rental income), compliance with authorities (pool fencing, smoke alarms etc) and so on. Once you have allowed for these costs in your profits and loss you will have a better idea of what your passive income actually is. Unfortunately I see many people jump into this game to find themselves stuck and having to sell as they didn't do their research. Commercial - harder to lease but generally a better quality of tenant. Here is Australia the tenant will look after property maintenance/general repairs, pay rates/fees, any additions they make to the property will generally stay and so on. Though tenants are harder to find they tend to stay for a long time, once you have them then it tends to be smoother sailing than residential. BUT it a down market be prepared for longer vacancies, meaning you NEED a buffer in place to cover you in those times. Again work out the outgoings against the income. Vacation - this looks like a lot of fun and if you happen to own property in a desirable area for holiday goers the potential for profit is good. Make sure to check your strata and or council guidelines to make sure you aren't breaking any rules by setting up an Airbnb or similar style service. I haven't actually worked with these before but I'd imagine there would be a way to manage these quite efficiently for a good profit. Again work out outgoings vs income. Which ever strategy you go for make sure you have a BUFFER in place to cover you. Vacancies, damage, fees, insurance, interest etc, none of these subjects are romantic but if you don't take the time to manage and control them, they may end up controlling you. I cannot stress this enough as many people give up piece of mind for a passive income they didn't research properly only to lose money in the end. You were wise to invest in a rental property so early Gillian! We make a good profit from ours. I met a realtor who said he intended to buy one small rental property each year for the next 10 years and that was his retirement plan. I thought that was a good solution for a self-employed person who had no 401K. Thanks for another thoughtful video!
Passive income is goal, building a following is one of the best places to start. I’ve been building my YT channel for over a year with over 13k subs and is now generating passive income.
Dividend stocks do not pay out 2 to 5 % per month, They pay it out per year, and that sum is broken into quarters, so a 4.00 dividend stock would pay you 1 dollar every three months.
Along the lines of the car wash idea/laundo mat alot of people in my area who have land are making them into car parking for a charge, or put solar panels on it. Unfortunately, most of these ideas are a bit hard or expensive for me.

Starting up a business is NOT passive income. Selling on eBay, Etsy, Car Wash, Laundromat, Storage facility, etc is a business that needs to be run. Passive income does not require physical labor.
Johnny Hot Rod I can’t personally speak for the others, but I’ve been selling on Etsy since 2012 or so and while it doesn’t make a lot of money (it’s far from my main business) it is 100% passive the way I’ve set it up. Digital assets + automated print on demand.
I like them all. I’d cut out photography, apps and music. Actually the vacation rental was the most appealing because it’s always a hassle finding a place to stay with my family (I live overseas) when we visit “home”. I had thought about rental properties but a vacation rental sounds even more appealing. Can that be done out of country?
7:22 yes creating an app is also good approach. I am an app developer and freelancer. few of my clients actually earn more than thousands of dollars by developing from me. but actually due to busy work routine. i couldn't work on my app idea. How sad & shameful for me at the same time.

Investing in a Startup is high risk and high reward. Think about the people that invested in Amazon in the early years of amazon. Those guys would have been rich! But also think about the people that invest in startup companies and that company goes bankrupt, then they loose a lot of money. It's just a game of luck in my opinion....
