I think with the Feitoria, like with so many things in AoE2, there is no clear answer to how good it is, and it depends on circumstances. IIRC, Spirit of the law calculated that one Feitoria is roughly equal to 9 fully upgraded villagers. Since it costs resources to build and takes up 20 population space, it obviously can't replace your villager economy pound for pound. Instead, I think the Feitoria has 2 points where it shines. One is that it creates resources out of thin air. As long as you have resources readily available and villagers can get to it easily, it's probably better to go with villagers. But as soon as gold and stone become more contested or run ou entirely, it's often easier to just plop 1 or 2 of these bad boys in the back of your base. They can also help to gather a specific resource without having to adjust your entire economy for it. The other strength is, that it makes your economy much less micro intensive, and that you can concentrate more on your army micro in return. One thing I like to do with Portugese is fast Imp with a Scout and later Knight rush where necessary/possible, then plob down a buncg of Feitorias (Like 4-6) and then go full Gunpowder + Cavaliers + BBT spam. 6 Feitorias are weaker than a fully boomed villager economy, but it generates more than enough resources to keep you going and pair nicely with the Portuguese gold discount. And you can concentrate fully on your army micro. If your opponent doesn't have the units and economy to counter such a push, it becomes pretty hard to stop.
