Very surprising video. How did you classify kepong as being close-by??? At 10pm on a Sunday night it takes 40 mins or 28km to get there. Also seem to lack points on how overpriced it is relative to other areas and how ulu puncak alam/ijok is.

Also the audience would recognize Kepong as a landmark in comparison to Sungai Besar or Ijok. But I do appreciate the detailed remark=) However, with Gamuda Gardens, Eco Grandeur, Sime Darby Elmina, MKH Hill Park and etc... the location of puncak alam is gaining familiarity and hopefully the development will start picking up.
The traffic jam from sungai buloh is HELL. Going out from Saujana Utama area is HELL JAM! Its takes 40-50 minutes to go out from Saujana Utama to Main Road. And it takes another 30min to Sungai Buloh. To Kepong it takes another 30min? 🤣
Yes he's probably funded by eco management 😂 surprised nobody brought up the issues the property presents besides ventilation eg no water in some of the semi dee and terrace units where developer conveniently assumes everyone will install Pump, not to mention the issues faced with security etc etc across all eco developments

Bukit Bintang has always been for the expat market, therefore it has never came across my radar to cover those because I want to help people with their first investment first. My take on City Centre properties would be the high competition and irrelevant pricing. Most of the property at that area is designed with expat/foreign buyer in their mind. But when national policy change in regards to influx of foreign funds, products then got stuck. However, the rental rates in the city centre is incredibly attractive and it's directly correlated with the distance from KLCC. I couldn't give much comments on agile yet in the micro perspective but the above would be my take from the macro perspective. Hope this helps. I appreciate your comment as maybe it's time to mix in some city centre property into the review series as well.

If you're looking around that location, I would suggest to also visit surrounding alternatives as they provide different products. Some are bigger in size, with more rooms but not as polished as Ecoworld's products. Hopefully this helped=)

Personally advise not to buy here as the infrastructure is haywire. We have lived in eco for 1 year and so many defects issues eg sewage blockage, septic tank terbalik and management office will delay. The landlords here also from observation are weird seems to be all out to kill tenants . Few units are blacklisted on eco grandeur Norton Gardens some are 12A Jln 1B, 13B Jln 2C , and well you can check the units mostly inhabited and lots problems. Failed development
