If you were farming a neighborhood that is NOT your neighborhood, how do you interject yourself into the neighborhood as far as events, community oriented, etc. Not talking about phone calls and mailers. (i.e you can’t join that particular area on the Nextdoor app or join that neighborhood of a Facebook group, HOA gatherings etc. etc.) This has been the one thing holding me back.
Tina, typically it takes time to earn the trust of the group in neighborhoods or HOAs, but we’ve found offering something the neighborhood would enjoy is the way to go. So for instance, asking the HOA if they would be interesting in having a food truck night in their neighborhood and if so you’d love to sponsor it so it doesn’t cost the HOS anything. Maybe having an outdoor movie night in a park area in the neighborhood that you sponsor, etc. Think about something the HOA can do for the neighborhood that creates community, pitch the HOA and then offer to sponsors that event.
Take a look at all sales from the past 12 months. Make a list of the listing agents with the number of listings they had from those sales from the previous 12 months. I consider a dominant agent for an area someone that was the listing agent on 20% or more of those sold listings
It really depends on what you are trying to achieve. The more homes you farm, the higher the chances you have for conversion. There are only 20 homes in the neighborhood I live in, but I still farm it because it is an easy place for me to be recognized as the expert for my neighbors.

Have you guys ever run into competitive hurdles where discount brokerages have obtained a large marketshare in an area? What sort of competitive advantages would say Berkshire Hathaway have over discount brokerages claiming to offer full service representation as well? My immediate thought would be the goodwill and clout that comes with the big name, but is there any other advice for newer agents choosing a neighborhood to target?
Rob, the brand definitely helps, but relationship with clients and your sphere of influence plus adding an overwhelming amount of value to the marketplace through video and marketing is the best way to overcome any disruptions currently or that may come in the future. Over my 27 years in the business there have been many different disruptions and the answer has always been value added relationships.

Mike, The more personal the better. I always tried to use the owners name. I used the tax roll data from my local county property appraiser’s website to gather their information.

I'm sure of the local guidelines to be able to sell real estate. That's where I would start. Find out if you need a license or what the legal requirements are in your area.

Research the mls for the listing agents for homes in the targeted area that sold in the past twelve months and that are currently for sale.
