I rewound this twice. Did they say $750,000 ? With a VERY small backyard? I was looking at Henderson as a second home for a bit and geez I hope this is way at the high end of the prices. For me $350,000 is beyond what any house should cost unless you are Justin Timberlake. The mortgage(and taxes) is not worth it- it is a burden.
Also, this is the first time I have ever seen casinos right next to $900,000 homes.
He didn't mention the utilities are very expensive too. It can cost hundreds of dollars to cool a house in the summer. And it gets cold in the winter.
350 will only get you north las vegas or maybe a small 2 bedroom

Granted I'm used to midwestern housing markets, but these homes seem profoundly overpriced. I know the demand right now is what's fueling the housing market in LV but it doesn't seem like the value is there. Prices seem inflated about 200%

Just an FYI, I live in Henderson. I own my home yet have seen since 2020 housing prices go up to almost double since 2014 prices. Rentals are very high now and require a lot more proof of income. Just beware! When looking for a place might be best to get a good realtor.

Great video, I’m a genuine fan. Just need to share a friend of mine moved there (Henderson) 8 months ago and is already trying to sell. She says there is a looming water crisis. This is true around the world, but she says particularly in the Western states. She had to move there to learn this. Just do your research on that before moving there.

@@brianoelson7017 Hi Brian. You could be right, but I get the feeling things are way, way more unstable than the Gov wants to admit and they don't have as much control as they'd like us to believe. Maybe one thing we both can agree upon is house prices are insane compared to incomes and are therefore, unsustainable.

@@brianoelson7017 IMO, most of those likes are probably homeowners that want to see home values go to the stratosphere. One thing I've learned about people is, whether it's a bubble in stocks, bubble in housing or bubble in beanie babies (which eventually burst without fail), most folks prefer greed-fed irrational exuberance over looking at sobering hard facts and fundamentals. Guess we'll just have to wait and see.
Love the Vegas Henderson area vibe but I keep reminding myself that the Summer temperatures are scorching 🥵 hot. Not everyone can deal with that kind of heat especially day after day.

Fun video & nice tour of Henderson housing. We mostly vacationed there vs. Vegas after a while because it wasn't so crowded at the casinos and better value.
I hate to tell you this but the average community in Henderson is not a $750,000 house. If you’re going to do reviews of neighborhoods you should probably do average homes where regular people live. Not more upscale homes. The average price of a home in Henderson is about $400,000-$450,000. A big difference

thats fake vegas upper middle class or rich living in gated area 20 minute drive from real vegas paying more fees and taxes. their not buying milk at walmart for $3.20 a gallon they probably have to shop at smiths or vons and pay $6 plus ur paying 600k for a home worth 300 if thats lovely

In the 90s I wanted to move to Henderson. It was "cheap" to move there during those times. 750,000??!!! Wow the area went over the median now.

I don't understand desert housing prices. The east and west cost pricing have always been out of control but in the middle of a desert? Seriously outside of the entertainment industry what serious companies are there to lure in professionals?

@@KathrynHytken I was up in Vegas a couple of weeks ago. I was road testing a new GMC truck for a review I'm writing and Red Rock Canyon made a great spot for pics. Red Rock is in the Summerlin area and that area is really nice. Far enough away from the strip that you don't really feel like you're in Vegas.

The fact that a seller is willing to drop the price $100k down from the original price shows you how they're just price gouging on purpose to see what people are dumb enough to pay. The real estate market is CRAZY in Vegas.

In Hendetson since 2016, escaped from ny! Couldn’t believe it when I found it. Now it’s blowing up, can’t keep people away I guess, in 2016 it was less crowded. Cities ebb and flow with growth, please keep Henderson hush.

Overpriced. There are tons of houses with the kitchen upstairs which is an absolute deal breaker for me. I used to live in the Henderson/green valley area near St. Rose PKWY, across from the new Costco.

Pompsie- Nice Report! Henderson is a great small city...Henderson is now the second largest city in Nevada, larger now then the great High Sierra Nevada city of Reno. Vega$ actress Phyllis Davis (Bea) lived in Henderson for many years. The Fiesta Henderson Hotel Casino is a great place-closed because of the pandemic, hopefully the Fiesta will reopen soon...

the time to buy was years ago...during the real estate collapse 2008-2009...I moved here to Vegas from NY state, during that time...bought a condo in SW Las Vegas...my mortgage still today is $529 a month, give or take a few dollars increase yearly.. taxes, interest, insurance included..HOA $115.....gated, safe, pool, parklike grounds, all electric unit, patio, washer, dryer..within 2 minutes of shopping, eating and most health amenities, everything is right in the neighborhood. ..today, regular working folks can't afford anything...you either have to be rich or rent from landlords who take such cruel advantage of people who need shelter...today, in my complex, the condos are selling for almost 300...the opportunities to buy a home are almost non existent for hard working folks...really sad...

@@markjones4814 I thought about Henderson, I saw a nice condo on Horizon Ridge, but it felt too much like an apartment, the grounds were unattractive ..then I found my place ...the trees, the grass, and plants sold me plus I wanted a window in the kitchen, which it has...and it was so affordable for me...what I pay in monthly mortgage is almost laughable, compared to what the rentals are going for...that's the sad part...I like Henderson, I always take a ride to that Green Valley Parkway area by the 215 ..I go to a certain store there.. easy drive straight up Warm Springs..

Nice to see a video from off the strip! If you move to Henderson, you'll be farther from the strip and more likely to do videos of locals stuff. :-)
Take your time buying. Do some research into the market a bit if you haven't already, as some are predicting another housing crash. It'd suck to take out a $500k+ mortgage, only to see your investment go down right away. Good luck and thanks for a video from off the Strip!
