For me $350,000 is beyond what any house should cost unless you are Justin Timberlake. The mortgage(and taxes) is not worth it- it is a burden.

One thing I've learned about people is, whether it's a bubble in stocks, bubble in housing or bubble in beanie babies (which eventually burst without fail), most folks prefer greed-fed irrational exuberance over looking at sobering hard facts and fundamentals. Guess we'll just have to wait and see.
Just an FYI, I live in Henderson. I own my home yet have seen since 2020 housing prices go up to almost double since 2014 prices. Rentals are very high now and require a lot more proof of income. Just beware! When looking for a place might be best to get a good realtor.

Great video, I’m a genuine fan. Just need to share a friend of mine moved there (Henderson) 8 months ago and is already trying to sell. She says there is a looming water crisis. This is true around the world, but she says particularly in the Western states. She had to move there to learn this. Just do your research on that before moving there.

@@KathrynHytken I was up in Vegas a couple of weeks ago. I was road testing a new GMC truck for a review I'm writing and Red Rock Canyon made a great spot for pics. Red Rock is in the Summerlin area and that area is really nice. Far enough away from the strip that you don't really feel like you're in Vegas.

I hate to tell you this but the average community in Henderson is not a $750,000 house. If you’re going to do reviews of neighborhoods you should probably do average homes where regular people live. Not more upscale homes. The average price of a home in Henderson is about $400,000-$450,000. A big difference

If you move to Henderson, you'll be farther from the strip and more likely to do videos of locals stuff. :-) Take your time buying. Do some research into the market a bit if you haven't already, as some are predicting another housing crash. It'd suck to take out a $500k+ mortgage, only to see your investment go down right away. He didn't mention the utilities are very expensive too. It can cost hundreds of dollars to cool a house in the summer. And it gets cold in the winter.
