    Honestly, I think, at current levels, all affordable projects that are getting launched may not be able to see sunrise..have a risk of default..so my suggestion is not to apply for new affordables by sub par builders

      @@abhineetchandraa sir it's simple math...the cost of construction will outweigh the price the builder is charging

      Also they cancel the units later for any reason
      Eg: Ganga Tathastu raised demand even without reaching that construction limit and when buyers asked for the proof they didn’t reply and cancelled their unit the next day the payment period expired

      @@rahulgupta6712 that's why I m saying ...new affordable builders cannot be trusted...it will die it's own death very soon...as builders will default....my view is any builder who's launching an affordable now ...does not intend to deliver it and will be another Mahira story

      Only location difference is there otherwise both builders almost got same experience in market

      Adore has built more high rise at least. Additionally 4s is offering more amenities because they know their credibility is questionable as they have no experience in high rises and there are chances of defaulting later as they will not be able to provide the promised amenities at this cost
