I like the window in the master closet, and the doors on the bath. Dont care for too many can lites everywhere. I do like undercabinet lites in the kitchen. Over the fireplace is good. Generous size living spaces. Like the house. Thanks for all the extra info about the house.
This is about as perfect as it gets for me. Love the colors, the pantry is awesome (I don't mind losing a little closet space), love the doors, love the boxes around the windows, love the linen storage in the 2nd bathroom, guest bedrooms are nice sized, and love the upgraded appliances. The only changes I would make personally is to have a metal roof (we've had 2 bad hailstorms here lately) and get the vinyl tile is all rooms except the bedroom (I like the carpet on my feet early in the morning, especially in the winter), and put the vents in the ceiling which I already know you guys do on request. Great home!

We do not. Our houses are primarily all electric with a 200 amp breaker panel. Most electric tankless water heaters will need a sub panel added to support the additional electricity required. Most of my customers that wanted this have sub panel and tankless water heater by a contractor.
There is not a set depreciation on manufactured homes. Depends on the land you put it on, are you leaving as personal property? Are you converting to real property? Just like anything just depends on how you set it up and how you take care of it.
Why not just put an 84" high. 36" wide and 24" deep pantry cabinet in the nook where the pantry door is. Then you won't lose that closet space and you will still have as much pantry storage!

The mirrors need to be framed out with white wood and it would look perfect!

Can you do a tankless water heater?? Every channel I ask hasn't given me an answer on that. So please tell me if it's an option. Ty in advance 😊😊😊
