I raise this issue a lot in my political groups because there's a lot of land-grabbing in the Philppines. NO, dears. You cannot OWN a piece of land, You'd need a Filipino partner or partners for the Title Deed, which comprise of at least 60% and yours 40% only. Foreigners can LEASE a piece of land, own a residence, like a house for example, but NOT a piece of whole land. I speak as a friend since I don't want you to get disappointed in the future when things don't go well as planned. Check the laws on how to acquire a piece of land. A concerned subscriber. Read the laws on how to acquire or buy a piece of land. It is IMPORTANT that you know these things.

Grew up in Manila just north of the airport back in the early 80's was like peace and quiet. Talk about nature when we use to climb trees in the back yard and play in the rice field. It did not last long the development went crazy and it tuned into to a metropolis subdivision. Now u cant even walk and see green nature at all. All you see are houses after houses of development. The fresh breeze of fresh air turned into polluted air. U have to venture out of the city for hours to definitely enjoy nature. I hope some of these provinces don't turn to waste. I would definitely check laws on how to acquire a piece of land. Awesome vlogs btw and goodluck on your ventures and stay safe.

Having property by a beach is a dream indeed. But please take your time and choose wisely. Would love if you guys and Mike and Nelly will be able to lease land by a beach and one property in a cooler weather so that you can just visit or vacation each other's places accdg to whim or weather. Also, check if you'll have access to a beach. You have to think very hard if having access to a 'PUBLIC' beach is ok w you. A more private one is better -- like just accessible to members. EDIT: Just finished watching to end of video. Got my answers re access to beach (hope that beach property is big enough for all future homeowners esp during weekends). But the club, the mango orchard, herb garden, etc are soooo enticing.
I can understand your excitement, but don't be too hasty. You have to remember that the scenery around that particular area is going to change as more houses are built. 5 or so years in the future, it will just be another subdivision and everything that attracted you to it (scenery, peace and quiet) might be gone.
I think it would also be affordable right now because the area is still under developed which makes it the best time to buy a property at that location. In three years time I can imagine there would be multiple more houses being built around the vicinity.

We are American Expat who decided to retired in the Philippines. We purchased our San Juan, Batangas mango farm in 2016. We are not to far from Laiya. In my opinion investing in that property will be wise. Since you're only looking at it as a Beach home. We have a British Expat friend who also purchased a property in that area. They have not build a house yet because they also have a 2 hecteria farm nearby. But we get to use the wonderful property owner club house near the beach. However, my Canadian sister just purchased a similar property not in Laiya but have acces to a black sand beach for half the price. When the area is more built up it may appeared different so check the site plan before committing to a plot. Also can they change the site plan later ..so beware . You may be next to a supermarket one day.

This is so much more practical and safer than what Nelly and Mike have in mind. I think they're over-romanticizing living in a remote area where it's just the two of them living in peace. You definitely need an ambulance and/or police cars and fire trucks to be able to get to you in no time in cases of emergencies. Also the water supply, electricity, internet , etc are less desirable in remote areas. I noticed rhere are some comments here giving you sound advice. Heed them-they know what they're talking about. There are a lot of good, honest Filipinos but there are always snakes in every jungle. Always ask for many opinions from many EXPERTS. Be wary of those who'd say, they'll make an exception for you. We would hate for nice people like you to be taken advantage of. You're now our family and we're here to protect you from scammers.

Nice decisions, Mike & Nelly wants to build a house at LA UNION but so far from Manila, anyway there's a Clark International Airport at Pampanga and other one is on going construction the Bulacan International Airport which is the Class A Airport and one of the biggest and modern in Asia once its operational. But Batangas, Laguna or Tagaytay is the best place for me.

As foreigners you cannot own land outright, only 40% as long as the the other 60% is owned by Filipinos. If you want to buy a property you can but you don't own the land. Better to lease then you can build and when or if you leave you can pack up your house and leave so good idea to look into prefab houses.

Lots of communities like that in Batangas. Porto Laiya, Seafront, Playa Calatagan, Punta Fuego, Kawayan cove etc. All beautiful weekend beach house.

Your statement is not even accurate because they can actually legally own a residence but not the land, they can only lease the land. They don't need to circumvent the law to do that. Besides they are not first time buyers of property in Ph, they already own a condo so more or less they know their rights as foreigners are re owning properties in Ph. So please have the grace to just shut your big mouth up.

May I ask where is that place in Batangas and what is the name of the subdivision because I’m interested to buy a property near the sea.
As foreigners you cannot own land outright, only 40% as long as the the other 60% is owned by Filipinos. If you want to buy a property you can but you don't own the land. Better to lease then you can build and when or if you leave you can pack up your house and leave so good idea to look into prefab houses.
