Located in an controversial address between Bangsar South and Kampung Kerinchi, Novum is built next to the Federal Highway. Also, it's only a 15 mins walk to the Kerinchi LRT station. That location offers lots of job opportunities with the abundance of office buildings, resulting in a high rental rate. But it will be super dense and noisy all the time.
I enjoyed the architectural treatments to the common areas such as the business centre, outdoor gym, tea house and etc. They even embedded hidden motivational messages around the deck. However, this is contrary to the unit layout. I find that column in the centre of the space could totally be avoided. Also, I didn't like the entire stretch of dropped ceiling from the kitchen to the principal bedroom.
Every development has his own gimmick promote luxury lifestyle.. however my personal preference, i only prefer unit with balcony and the problems staying here is the unrest traffic flow .. it's pretty annoying for those really want to get some rest..
Overall this development are likely suitable for those working nearby as it's close to most commercial tower in that area.

I really love this building. But one issue is there is high probability that both sides of the building will be blocked by new developments. Not sure about plot at right side of this building, but empty plot at the left belongs to UOA. It may have same fate as southview, sandwiched between 2 buildings. Sadly Southview now sandwiched between KL Gateway and Southlink.

The thing is maintenance fees will be dictated by the management and it will change from time to time. Hence I've decided to not include it as it's more accurate to check with agents or the office directly:)

Hi Sean, for your next reviews high rise residences could you please investigate the car parking situations and see if there is any facility or possibility for residents to charge electric car? As more cars getting electrified, that becomes an important amenity to get people to move out of the landed houses. Thanks.

Great question. Are EVs taking off in KL? Don’t recall seeing any on my trips in 2019/18. I just got a Model 3 - amazing. For context even here in Southern California most complexes are slow to adapt. My company put some in - so now despite mostly working from home - I go into work 1 day per week to use them. Also a Tesla supercharger nearby.

Ya, i also want to ask the same. Actually I already book a condo in Taman Desa (The Hipster by Aset Kayamas). But somehow, I don't know why my heart feels 50/50. Bcoz it is surrounded by rumawip which they only provide 1 unit of parking per house. So I guess, the roadside will be full of cars. Plus, at first I think Taman desa is quite Centre of city but somehow, I started to questioning the strategical of the location. Hmmm, I'm in dilemma. I was thinking to buy subsale house in front of mid valley (apartment abdullah hukum)

I'm wondering why they cant include the common area in front of the foyer into the unit itself? any reason behind that?
Few reasons:
1) Your unit size would be so big and then the selling price will then be very very expensive. It'll be beneficial to the developer but will buyers buy it?
2) That area will be included in the monthly maintenance fees as well, so again as a buyer, would you want it?
3) This is not a standard detail, means not all floors come with that foyer space. So the developer might want to keep the unit layout consistent for ease of sales.

I find that it is not fair la.. for developers, city planners and government officials to be greedy by increasing the price of an area so drastically but the income level......................no one cares.. I mean it’s a part of a bigger problem that we are facing and will continue to face in the future la.. which is general income level = cost of living.. I might be wrong so yeah.. 😂😂
@@danielsoon0302 one cannot deny that the current Bangsar South aka Kerinchi is one of the most prime locations and most eye-catchy spot in the KV. The master developer UOA has invested millions of ringgit to upgrade the infrastructures and propoerty landscape here to unleash its potential. Kl needs more township masterplanning like this.

How was the noise level inside the unit with closed windows?
after living here for 1 week sofar the noise is not the issue unless you are at the corner side facing TM tower, you might have issue with LRT, and i am facing the High way and also close to the high way side at block A, my unit not issue for the sound

@@zhierntan693 sofar, after living here, the sound from the mosque is less than the car sound, sofar the glass window can protect it with no problem at this moment

Hi Sean, I would appreciate if you get to measure the ceiling height / house width etc using ft rather than meters because we are so used to ft when it comes to building. Not sure whether your meter reader has ft as optional, but yeah. Cool video as always!

Some malay themselves try to avoid mosque, because it might be noisy from call prayers, ceramahs etc. It is not racism but that is the fact, even we normal people also cannot stand the honking from vehicles on the highways or crowded road. We want peace of mind..

Brick and mortar is cheaper compared to the grills. But it doesn't mean it's a cheap flat look hahaha. But the low efficiency and low number of units makes it so luxurious.

I always takes precaution if pass thru this pprt area, if accidently bump in to one of the vehicle there, all satu kampung will attack you, they have different mindset, let alone those scrambling motorcyles from those flats and their anak anak schoolchildren crossing roads so scare you know..

Come to think of it. It's pretty similar between them. One has Kampung Kerichi, one has Segambut. International school, offices, shop houses and etc are also similar. The only difference would be the LRT accessibility.
1. Overpriced psf
2. Weird design layout throughout the unit.
3. Suitable for rental, not design for own stay
