Hawaii Real Estate Channels: Are They Really Selling Out Hawaii?

  • I recently saw several comments on a video by a Hawaii Real Estate UA-cam channel that accused the creator of selling out Hawaii and catering to outsiders when so many locals are struggling to finding housing. So I thought I'd share my opinion of these types of channels as someone who also creates videos related to Hawaii. As a local who is looking to upgrade to a larger home, I understand where these comments are coming from. However, as a UA-cam content creator, I think these realtors who choose to make videos are expanding their online presence and, as a result, potentially increasing their reach for their business. I'm also impressed by how some of these channels have changed their content strategy over time - from home tours to talking more about life in Hawaii.

      You can do it on your search. I doubt an Agent will do it. It don't make you look good if your clients struggle. They want the success story of a client bidding on a $2M home and getting it for $1.9M. Then, show pictures of the beautiful staged interior. Not pictures of a dump because thats all they can afford.😁

    Derek and Mahe's real estate channel is one I enjoy watching. My home is paid off and I'm not looking to find another home but like to watch their presentations for the local/cultural informational gems they come up with.

    I disagree with your stance. Hawaiian lands should remain in Hawaiian hands. Doesn't mean I'm anti diversity. But there is a wrong that needs to be answered. " Local " refers to anyone whos living in Hawai'i. The priority shouldn't be locals, but Kanaka Maoli. There is no Hawai'i without Hawaiians.

      Not just the homestead lands. The water too. All of Hawai’i has been exploited. That’s why more and more of us Kanaka be staying on the continent.
      What needs to happen is not just the homestead land needs to be given back. But ALL THE LAND.
      I understand some families have built their foundation in Hawai’i and certain individuals I’m sure would be allowed to keep their lands if the Hawaiian Kingdom were to take over again
      But that decision needs to be made by a Hawaiian Government.
      One that is sovereign. Not controlled by the US.
      Until that happens, everyone’s playing into the double edged sword of tourism. Which isn’t helping locals. Especially not kanaka.
      We need a change. We need a leader. Hawaiians deserve their land back.

      @@HelloFromHawaii eh brah btw I’m not talking in a demeaning tone to you. I mahalo your response. Just speaking passionately because me and my family have felt the generational trauma of what the US has done to my family. And I don’t agree to a lot of things.
      My culture used to be banned to speak Hawaiian, dance hula, just to turn around and sell it to haoles and turn off water and sell off land to haole realtors. Depending on tourism.
      That wouldn’t have been the way the Hawaiian Kingdom would’ve malama Hawai’i
      Queen Liliuokalani tried to restore voting rights to her people and was imprisoned and overthrown.
      There is a wrong that needs to be right.

      And why hold today's haoles accountable for the events of history? Many see the beauty of Hawaii and would love to experience it long term. What do you say to the ones who respect your culture enough to want to be a part of it themselves?

      Almost all lands are conquered lands. All of North America was settled by force, broken treaties, Western laws that natives didn't understand, etc. Never going to go back.
      I always say "learn the rules of the game, and play it to win." Go to New Zealand and see what the Maori are doing. They are playing to win.

    I think you should contact hawaii real estateʻs channel and collab to make the series you envision. His hui seems like they would be very interested in this idea and have the resources amd contacts to make a compelling series, especially currently - focused on lahaina families recovering from the fire…

    That is a great Idea! Have a documentary of a local family buying a house from the start to the finish. That will be relatable and ultimately will bring business to them. Hopefully Derick and Mahe are taking notes.

    Aloha Chris! My wife and I love your videos (been watching them for about 6+ years) and it's too bad we missed you walking around our "backyard". We left LA a few years ago and were fortunate to be able to purchase our first condo last year. Ditto on having Derek and Mahe creating a documentary on your idea!

    I love to watch real estate channels. I’m so glad your sharing what changes is happening on Oahu. If I could afford to live on Oahu I would. But to find a 3-4 bedroom 3 bathroom is expensive to find. On the Big Island the home I live in cost $360,ooo for 1,200 square feel and now the value has raised to $550,000 but the property taxes has increased which is bad. And I find more retirees moving to Hawaii. Plus Hawaii had so much to see. Great weather and no cold climate. Maybe if you have a realtor friend you can share some units and homes there for us. Love your topics.

    I live in one of those towers you pointed at (renting), and share in your sentiment! 😂 Big part of the reason I will probably be moving back to the mainland. Priced out of paradise real quick 😅

    I don't watch too many realtor UA-cam videos. Very few actually. One thing that bugs me about them is the "Non-local" acting like they have been there forever. They need to be honest about not being a local and how they interact with locals. Some locals will never own a place because it isn't important to them. Others will find ways to reach that goal. We need both kinds.

    One never hears about the locals who woke up one day and their house is worth a million dollars. If one was born here and bought when young or inherited a home, they became rich by selling what might have been a $50,000 investment 30 years ago. Everyone buys a home with the expectation of increased value, but as much of the midwest knows, that doesn't always happen.

      A homeowner doesn't seek a buyer but a place to reside in. When people bought their properties 30-60 years ago, they bought what they could afford, intending to live in it, not as an investment in making big money. Usually, the cheap properties were usually some of the farthest to commute to/from for many of them. Like Chris, I grew up on the Windward side, seeing both Kaneohe and Kailua develop, as well as seeing how Waipahu, Waipio, Milliani, Ewa, Makakilo, Hawaii Kai all developed since the 60's+. It's still growing farther out and up in urban Honolulu. Real estate is for some people who collect things, it's only as good as a buyer is willing to purchase it, otherwise if there is no buyer, it's just stuff and a liability.

      @@tracyalan7201 Every human who sells their time and calories for money looks to use that money to purchase something that will provide better future for themselves, their children, and their grandchildren. No one buys a home expecting the value to remain the same while the dollar loses value to inflation.

      The gap between renting and homeownership is always going to be ‘gap’ that families will have. I grew up in California and sold my single family home which I owned for 33 years.
      I’m sorry that is just the way it is. There is no rich auntie, or even less of a chance for your Uncle Sam to help young people to buy there first house.
      My advice for young people is to live below your means. Example- Cut out Starbucks 5 days per week, and you can fund your Roth Individual Retirement Account.
      Do you have to eat at Zippys all the time ? Cook at home. Save save, and save more.
      Extravagant Lifestyle is preventing you from getting into a new home.
      Car Loan ?…Pay cash for a used car …
      Get my drift?…

      @@neiltsubota4697 Not just young people. Eating out is the most over-rated expensive pleasure humans engage in. Right now, real estate is most likely in a bubble, so I would not invest in it right now, but those who bought in Hawaii, San Franciso, New York back in the day hit the lottery. Those in Detroit or East St. Louis, not so much. It was mostly the luck of birthplace.

      I think it's why a lot of locals are house-rich, but cash-poor. Can't afford to sell because no place else to live.

    Such a great idea about filming the process to buy a property with real, everyday, local families. My fiance (transplant from Ohio) , and myself ( born/ raised on Oahu) are so grateful to have purchase a cozy condo in Honolulu right before the huge jump in interest rates. It was an experience that changed my life. Our unit was used as an AIRbNb for many years. The previous owners were NOT local. Our bid was NOT the highest bid they got. BUT--I think stating that I am first time home owner, BORN AND RAISED in Honolulu and considering living in full time in unit, may have pulled some heart strings. Right place, Right time. My advise to future unit or home owners is to be realistic with what you want. Find an agent you totally vibe with! Start off small , build equity, and get a bigger place later. Get all your paper work in order, plan for HOA fees on top of mortgage, and save up for closing costs! xoxo, Maelyn

    We've been planning on moving to Honolulu for years now, and just as we're getting ready to sell our modest home in NY to make the move, the interest rates jumped up and put many options out of reach. We make a good living, but combined with the much higher housing costs, the rates are killing us. So we're holding off until the market either cools down or we happen to find a rare gem. It's pretty discouraging.

    I would love to watch the docuseries you suggested. Maybe you want to do your struggle to find a two bedroom condo on another channel? I would subscribe to that. As for real estate channels, I think it really depends on what type of properties agents are advertising. If an agent is selling anything above say 1 to 1.5 million dollar properties on a regular basis, then that’s not relatable for majority of the local Hawaiians buyers. I love to watch walk through of those properties and daydream. It’s a form of entertainment for me. I do see agents selling “affordable” properties as the ones that are perhaps creating more competition for the locals.

    My timing with the real estate market was always off. Just when I thought I would be able to afford a home, I got priced out. Now it's even worse. As a retiree, I will have to move to the mainland to live the rest of my life comfortably. If I stay here, I can survive the cost of living, but will not be able to enjoy the rest of my life.

    You just happen to be surrounded by water. Believe me, it's the same in So Cal. Most average people are priced out of homes in the nicer areas.
    Property taxes is one of the biggest headaches in Hawaii. My parents were literally taxed out of their home in Waialae many decades ago and forced to move to the Big Island. I heard that Hawaii's property tax rate increased by 80% in one decade! You know what party is the tax and spend party.

      I heard that Hawaii has one of the lowest property tax rates in the country. Might be tough on fixed income folks, though.

      @@HelloFromHawaii don't let the current property tax rate fool you. If you don't have some kind of property tax rate protection, you'll be in for a shock in the future like other parts of the country are going through because of inflation. Luckily here in California, they had the foresight to pass Prop 13 to prevent crazy tax hikes although our current governor is trying some end around tactics to circumvent it by misleading propositions. They already succeeded in making it difficult for children to inherit property by sliding a tax referendum under a proposition that had nothing to do with property taxes. Sort of like click bait. READ THE SMALL PRINT.

    I found this Topic very Interesting as the well the department of Hawaii Homelands Trust Land 2 50 % of Native Hawaiians it’s well a Review ! So let’s say anyone born in Hawaii is Local then the Well Government LOAN should be Lower 2 the Locals and OSHA should provide Lower COST 2 the well OHANA you got KAKIEs that’s what is Hawaii!

    I miss the old ward area. It's not welcoming anymore. The ocean front view of Daves and Busters blocked by Waiea. Now Dave and Busters not even gonna be there anymore and all the parking in the area is gone. I miss Borders and hanging out there studying w all the other college kids in mid 2000s.

    ❤They say same thing of Downtown Los Angeles and kicking out Mexicano community. To be honest , its expensive. A taco for $8.00.

      I mean to be real there was never a Mexican community in Downtown LA in decades. Last residential area was Bunker Hill, and they tore all those places down decades ago. Lol people just started moving here in the early 2000’s when old buildings were converted into condos and they started throwing up high rises. I get what you’re saying though. Surrounding areas like westlake, echo park, and silverlake are gentrifying more and more every day.

      @@reelone595 if you ever have time please look visit little Tokyo which Boyle heights was Jewish, Mexicano , Japanese and black 1940. After war, Jewish folk moved out, but they all got along. I have many Jewish friends and remember going to East Los Angeles, I didnt’ know the history. I respect my Jewish brothers. They have done so much for others. Respect.     My take on this topic is that this is not just the fault of realtors, who are trying to make a living just like everyone else in Hawaii, but the fault of the politicians. What are they doing to keep housing affordable for locals? As long as they keep coming up with ways to spend more than annual State revenues, they will be happy to get the tax revenue that ever increasing real estate values provide. Are they considering any laws to restrict who is allowed to purchase property in Hawaii (Americans vs. foreigners; locals vs. mainlanders), for what purposes they can buy (residences vs. speculation), restrictions on the size of some of these projects (height & foot print), etc. ?
    The last time I was back, I noticed how such huge buildings have been built up and how the concept of the ahupua'a, including a visual corridor from the mountains to the sea, seems to be violated in so many instances. Kaka'ako lacks a sense of Hawaiian place beyond the murals that have been painted around the area. The Howard Hughes Estate has created a blight with these behemoths and are creating economic pressures that are leading to the destruction of a Hawaii that has any connection to its past as locals are forced out of Hawaii.

      I'd like to see more projects being built. Maybe with the Gov's emergency proclamation? I hope they build more along the rail now. Once the rail connects to Town, I'm afraid the prices for units will go up.

      @@HelloFromHawaii It's basic economics. The prices are bound to go up as the rail is completed and becomes fully operational along the proposed corridor. That will make those properties more attractive, being in proximity to such a convenient resource. The trick will be to buy the units that are available from early on, since they will never get cheaper. It's a vicious cycle.

      @@HelloFromHawaii yes, the way to make prices come down in Honolulu is to develop more housing. When there's too much to choose from , prices should start to come down. Any realtor will tell you that. New changes to the rules in developing affordable housing is helping that goal. Now they have to apply those new rules when one builds even "non-affordable" housing. All additional housing developed will help prices come down. We call that competition in the sales game. Make sense?

    Do what the mainlanders do, marry a Hawaiian, pickup the local pigeon, pretend to be apart of the surf scene, and get in the lottery for Hawaiian homelands. Bahaha 😂 just teasing. Better, work and hustle to get by, only to be able to afford a two bedroom rental.

    WELL DHHL is Trust act ! YOU contact well it’s the Governor of Hawaii ! ASK them what is A Hawaiian it is someone who is Born there or Moved There ? AND should they be Given the First choice in the Selection of Land Grants before Outsiders?

    $1M condo? What are the taxes and HOA fees?
    The game is not to buy a home to live in. This is what everyone is pushing. The American dream is to saddle yourself in debt to live in a house that the bank owns. The real game is to build wealth so you can rise above and buy the home you want.
    The economy needs people who "get an education, work on a career, pay taxes, retire at 65". Step out and stop playing that game.

    I just read a Moneyist letter from a guy with 6 million net worth and $250K annual income who asked for advice about moving to Hawaii. Of course, the focus was on the financials and not a word was said about any of the issues you are addressing in this video. Too bad the column doesn't allow comments. But then I thought about the sense of entitlement of locals and rich newbies. It's a two-way street. Just because you are born in Hawaii doesn't give you any special rights. If anything, it's "First Nation" bruddahs and seestahs--why don't we call Hawaiians that? Sounds much better--who have a legitimate gripe. Entitlement to land is behind the current conflict in the Middle East, and we can see how that's going. It's all about power and money. Always has been, and always will be.
    Those condos look nice indeed, but the land they are built on was/is probably owned by the Ward Estate and anyone who is interested can research that story. BTW would'nt it be nice to see homeless encampments in front of those gorgeous murals at that construction site? Talk about entitlement...
    It's great that you are of the position that more information is good. But only if one is able to make decisions, act accordingly, and take full responsibility from that information. THAT's the real problem!

    Are you crazy talking about the location you're at? No one but rich people can afford that location...Foreign investors are paying 10 mil to 50 mil on the average I was there standing in line for token's to actually see the town houses or whatever they called it...LOL...you need to realistic and stop trying to say "locals can actually afford it" by pointing at a million dollar location...and YES! Hawaii is being sold to foreign investors!!!

      There are some cheaper units in the area and more on the way in the Ulana project.

    The problem is those flippers buying million dollar homes, adding jacuzzi and pool, reselling for 3 millions and uploading the process to show off their profit and flash their fancy cars, all this during a time when locals are struggling for affordable housing and prices keep sky rocking thanks to those investors. Some of those MF are so fool of poop and don’t care about the housing crisis in the island, and are so out of touch with compassion towards Lahaina fire victims that started to promote harassing families in selling so those viewers/investors can take the opportunity to buy and flip.
    I follow UA-camrs real state agents, lot of them are very good with information about the market, inventory, and strategies to buy. They’re good and fun to watch, as you said, they’re just being creative reaching out more clients.
    Btw… that area in ward where you walking at is so expensive, lot of apartment are empty and use as long term investment, some units are fully furnished and rented out to travel nurses or any other individual who need a fully furnished home for just 1-6 months. Usually cost 3 to 4 times the rent of a regular 1 year lease to a local family.

      I've seen the empty units at night. Obviously people have bought them. Just not being used.

      I don't know if the taxes are that bad. Hawaii has one of the lowest rates in the country for property tax.

    Here is an unsolicited advice to the locals: time is running out on the "spirit of Aloha". Capitalism is coming for ya. You can sit by the ocean and wait for it to come eat you alive or adopt and own it.

      I think aloha is still here. It's harder to see it in practice because I think a lot of people are stressed. But it's there.

      They can have capitalism without losing the spirit of Aloha. Money doesn't have to destroy a culture if the people are mindful.

    i want to live in hawaii, but not in one of those monstrosities. (maui specifically)
