    Take a look at New Zealand Insurance, We have government levies paid to insurance companies for first loss natural disasters. perils include eg (Flood, inundation, landslide, erosion, subsidence, tsunamis, Earthquakes geothermal etc...). Customers pay $300 for $150000 + tax (15%) of cover per year, the benefit is if your damage sustained is more than than this your insurer then steps in to cover the rest up to your sum insured (rebuild/replacement cost limit) Some parts of your home have a $5000 deductible such as fences, driveways, pools and decking as that's excluded by the government (only during natural disasters) but all in all it helps separate the need for separate confusing (layered) policies in the USA that only cover specific perils. In New Zealand there is typically only two covers (comprehensive and essentials). Essentials covers 8 specific perils but doesn't rebuild the home, at most it repairs the damage OR pays out the market value of the home excluding land. Comprehensive covers all sudden and accidental loss or damage events except those excluded by re-insurance companies eg Riot War, public disturbance, nuclear etc.... on occasion generators that burn out or hydrostatic pressure damage is excluded but all in all new zealanders are well protected by these simple comprehensive policies. Just thought I'd share

    Hi Andrew, Thanks so much for taking the time to educate me about buying a home. My question is I’m looking for homes in areas of Orange County, Florida that I can buy a home in for $100,000. Real estate agents aren’t allowed to tell you if an area is good or bad, but I really need to know where I can find that information? I live in the Bronx in New York and like Harlem there are good & bad areas, as well as up and coming areas. I noticed that quite a few houses in the not so desirable areas have homes in my price range. I also noticed that the prices are going up. I’m going to Orlando the 4th week of May & I wanted to drive around & check out different areas. Do you think that’s a good idea? Thank you Robin

      I’m actually going to take my licensing exam today! In Virginia, you need to pass the licensing exam, file your application, get approved by the commission, and then in order to SELL and not just to ADVISE, you need to be appointed by an insurance carrier.

    So if you're buying the house outright you're not required to have Insurance at closing---- that's my assumption, am I correct??

      No you likely won't be required to have homeowners insurance IF buying all cash. (some states may vary on this so it's best to double check with the title/ escrow officer)
      That being said, it's extremely prudent to carry homeowners insurance whether it's required or not. Consider if something happened to your house... Flood, earthquake, fire, tornado, hurricane, mudslide, etc...
      Best practice is to ensure one has adequate homeowners insurance coverage for one's needs.
