The 1BR is at a decent price. I heard the 2 months security deposit thing is a rip-off targeted at foreigners who dont know better.
I would be concerned with road noise especially at night, you're mere meters away from motorcycles. I would favor apartments not situated directly on a transit road.
This is basically the country man….not gonna be a lot of street noise. EVERYTHING in the Philippines is negotiable…..but supply and demand rules. There may be 20 people just waiting for units just like these. Beauty is in in the eye of the beholder

No post-dated checks to rent necessary? Or is that just a Manila thing? Good price on rent for brand new apartments.
Negotiate best to not use agents ask around if the rent is 8000 pesos a month give only 8000 pesos and move in many people prefer foreigner tenants look after their property do minor repairs and enjoy. Giving money ahead is not necessary they want you more than you need to rent that particular property. Too many instances of problems getting bonds back you do not need to pay therm. Photograph all parts property that have any damage for your security. Most Filipinas are honest but there are some that are greedy ruthless and untrustworthy like every where else.

It's nice........I like the building design and the roadway has fresh concrete. However the neighborhood is too open, and I like a heavily lush environment with plants and trees. I've seen properties that size by the beach for that price as well.
I like lots of trees too! Helps keep the electric bill down. Main plus to this place is, it’s BRAND NEW! Everything works and the doors and windows seal well making it energy efficient and keeps a lot of the creepy crawlies out😉
In Canada that would be 80k pesos in the US over 50k pesos per month for a 2 bedroom plus plus good deal 500 USD 😊

Nice property but maybe I missed it but I didnt see any closet space nor an area to hook up a washing machine ? This would be essential to most expats.
They just had an armoire in each bedroom. The washing machine here are smaller. You can put it on the back patio. Most people just pay to get their laundry done. It costs me about $4 USD for my GF and I to get our clothes washed and folded each week

I like both places--if I was headed to the Philippines soon, I'd check into it. I like the Valencia area from what I've seen and know of from people who live there.
I prefer Valencia….even slower paced than Dumaguete. It’s small and country

What a refreshing change to see a one-storey residential building in the Philippines. 99% of what I see online are two-storey or higher, even for one family homes, and we definitely would only be interested in living in a one-storey residence in the Philippines.

Thanks Clive! I can’t stress how important NEW construction is!!! That’s probably 30-40% more efficient than my place….and probably 5% of the insects get in there….plus brand new mattress still in the plastic. You don’t need to buy your own 😉
Thats exspensive for that apartment. GBC in a high rise with front security is 35000. Lots of places around same price or slightly more for larger place.

The hot water heater runs at 2kw. You don't want that going off at the sink. Best to not have hot water at sinks. If 2 unit trigger at once it can jump a 20 amp breaker.

For that money - you could live "resort style" in Mactan Newtown - with the Philippines best swimming pool.
Never ceases to amaze me, that I put VALENCIA in the title….and someone will bring up a completely DIFFERENT island. People who want to live in VALENCIA will have to pay that price. I don’t care if your GF has a 3 BR house on Leyte, and only pays 300 pesos per month….because it has to be rebuilt 4 times a year because of typhoons.🙄🙄.

Actually Michael, my guess is the 2 people who said that do NOT live here. They probably live on another island, so it’s not an apples to apples comparison. Did you see that neither one replied to my question on how much their Valencia apartment costs?

Thanks BJ! No, it’s not an actual address, but the compound or apartment name is in GOOGLE Maps, so ANY delivery will get there….of course, you should ALWAYS include your Filipino phone number too…just in case the driver needs to call first😉 sorry, I didn’t think to ask about internet

I hear ya CC! I think the problem is, the landlords grow up here. They are used to not having ceiling fans. Being “sticky” is normal for many people. They don’t realize that expats….especially Americans are used to being COLD….not just comfortable. Ceiling fans would DEFINITELY pay for themselves
Hi Kevin! Thanks for the feature. Filipinos usually have a stand fan in the living room. Easier to clean and move around😊. Plus we are generally not tall so to clean a ceiling fan will be a challenge😉
Btw the apartment windows and doors are fully screened too for the light breeze to enter😊

For an American sexpat who does nothing but complaint just don't go.....Pattaya, Thailand is perfect for you. Lots of women, drugs, STD, etc

Whats Up! I got my Visa Approved and stamped on my passport, now im waiting for my vacation again to the Philippines, while everyone is visiting Thailand and other nearby countries, prefer the philippines with less tourists

That is how much 2 people there earn in a month. Not sure it's meant for any locals to live in.
For a retired Expat with a decent monthly Social Security check they would be living comfortably in that 2 bedroom apartment. Comparing rents in the U.S. to that it’s a bargain considering the average 2 bedroom apartment goes for $1650 or above in most major metropolitan areas. Not sure how the fella William thinks $269 or $448 is too much. Obviously you cannot afford to move abroad if that the case. I’ve seen videos with apartments in the Provinces for $60 to $100 a month that I surely would not live in. It even has a paved road!
@@jims8702 many European countries have cheaper monthly rentals , food , booze and entertainment . Vietnam and Thailand is also better value . I have lived in all of these places . you can take my opinion as a positive criticism and improve or degrade me and keep on feeling good by doing it. regardless Philippines have to do better to attract expats . I will be spending my hard earned and saved money where it is most valued .

Just come across your video. Very close to the road, the first few minutes of your vid was motorbikes with loud exhausts going by. I live in Thailand, the cost of living here, quality of rental apartments, the list goes on and on.......is by far superior to PH. I have been to PH, could never live there. Each to their own, but I really cant get my head round why people think its great there? Nice people, sure........

I guess the biggest reasons people live here is the English language, Filipinos actually like foreigners and don’t have names like farang, and a big one for me is they drive on the wrong side of the road…that being said, my first choice for retiring abroad was Chang Mai. Have you been over to do a video of Big Rock resort apartments and MJM apartments in Valencia? There units are much BIGGER. If I recall Big Rock units are around $450 a month for 75 sq meter's.

@@TooMuchTimeonmyHands65 so many expats in the area, which causes higher prices. If you have the income, why not. I’m Filipino and will repatriate and bring my US pension back home. I’m more of a Province person. I like the simple life. Just need a Nipa Hut on the beach, small breeze and refills on San Mig lite.

Two people earning $10 per day even 6 days a week is only $120 per week or $480 USD per month.. So I assume it's not going to have any local area couples in it.🤔

Yes, both are walkable(although not many sidewalks)and there are trikes everywhere. Dumaguete even has the Ceres bus line
I wonder if most these places would take one month security deposit. based on what expats have told me about getting your security deposit back, I think one most security deposit is all I would be willing to pay. if none of these landlords would take it, I would probably do airbnb for a while.
👍🏻 the great thing about an Airbnb is that, after you get there, you can renegotiate with the owner and cut out AirBnB. We did that and saved $90/month.😉
Kevin. thank u for the response. I was wondering if that happens often. it's probably against airbnb policy to do that. but I certainly wouldn't complain. I just wasn't sure if the hosts were hesitant to do that. there may not be a lot of airbnb options in dumaguete. I was also considering staying in a motel for a few months. it looks like there is some decent motels for $15 a night? that's only $450/mo (maybe less if they had some type of monthly rate). hey, no bills, free internet.
Good price for expats. How far is valencia from Dumaguete proper?
Less than 4 miles, but a good 20 minutes because of traffic

awesome and informative video....one question I have...is...realistically...if you pay that 2 month deposit and when you vacate the place you have it in clean decent condition...what are the realistic odds that you will actually get that deposit back?
99% of the time, you tell them when you’re leaving and you don’t pay rent for those two months…..most Filipino landlords spend that money the day you give it to them

This policy is not new .its been going on ,since the 80s at least .it applies to everybody regardless of race and social status .

no. it is for every renter, foreigner or Filipinos. It will cover the last bills, deep cleaning, and other damages. What will be left will be returned to the renterafter everything is clear. like two weeks after

Your English is fine! A foreigner cannot own land in the Philippines, but you can sign a contract for a 25 year lease with the option of another
