To help control water under your deck you could have installed a bladder system. It’s a sheet of rubber that lays over all of the floor joints and pitches to one end causing the water to drain and usually it would drop into a gutter. Just something I’ve seen. Everything is looking great

Hey Case. Don't see any gutters on your house. Did I miss them? From my experience, they are probably the most cost effective, and efficient, means of controlling the water runoff from your roof. Especially as it relates to the splash back from the ground that can stain your stucco, and cause foundation issues. Just a thought.

Go with what you know Case. Don’t diversify just yet! A storage has its own dynamics. Build some more rental properties like the 10plex or the 4plex. Then build some bigger projects. Storage is its own business… do this after you have leveraged your skill in the first thing enough :))

I would've done concrete footers for the trex decking. The posts in the mud will decay over time. I also would've considered a french drain under the trex deck.

Case I saw the ad on UA-cam the other day it’s a rubber piece almost like the rubber your use to put a screen up in a porch and it goes in between the trex boards you can do it after install, it’s meant for 2nd story decks to be waterproof and not drip below to the first floor, that would be perfect

Probs would have excavated a bit more dirt under deck, then put in some some slotted pipe under deck with fall out to drain in some crushed rock (aka a French drain)
Multi-family housing would be cool to see. Another one Im getting into is building with adobe. It's a forgotten art that cuts costs in half. Dirt is cheap, and we dont need to pay for much lumber, no drywall or insulation. You wanna keep your buildings, and an adobe home will last 10x plus as long as a stick framed one will. No one is doing it, so that will be something different and new.
Do a 2story four Plex vertical building x 10 if the Budget allows it 2 bedrooms 2 bathrooms 1100-1200sqft unit's bedroom size 16x16 huge walking closet 12x18 Open floor layout with lot's of natural sunlight that's a huge must and I mean huge.
I do have one question? You showed the plumbing pictures but then fast forward to the deck and there are posts right where the plumbing is? Are they just sitting on top of the plumbing? Won’t that break them if they are? Just asking questions! Love the videos
Even if you built more rentals and single family homes, no two projects are perfectly alike so it will be entertaining. Build what you want based on your risk tolerance and potential ROI, I guarantee it will be entertaining and educational!
A luxury (Not over sized) Triplex and/or 4Plex with amenities would definitely suffice. Don't do it to yourself building commercial until you are absolutely set!

i think you have a great eye and concern for things that most probably don't think about it... but I probably would have not put that outer layer of gravel around your landscaping.. it is tough to keep it clean, dirt in gravel, gravel in dirt.. even grass in the gravel.. I don't know because from the air it looks great.. not sure how long term it would look or the maintenance. Some of things you mentioned to do after this.. sounds like you actually need a million to do those things... lol

He went into social media as well and now sells courses and uploads UA-cam videos so I don’t think it’s much but some extra income. His risking a lot, probably stretching it thin but he’s going for it!

that catch basin is not going to do anything lol, i think should of had at least a 6 inches under the joists to fill with gravel, that alone probably would of been fine but could of dug a french drain in there too that covers the whole deck

I don't know much about Texas, but I do know an investor who makes a lot of money from airbnb alone renting to Corporate employees that need to travel.
