From a long term investor….Probably the best advice I’ve seen on BTL. However, sadly people won’t respond as positively because it’s not a get rich quick and the reality is it takes many years to see the fruits of of healthy rooted investments.

I think you’ve spent too much time watching Samuel Leeds shorts. Truth is, it’s a long term thing and it takes years to build up a healthy portfolio. Nothing comes fast. At least that’s been my experience along with others I know.

I don`t disagree that commercial property can be the most hands-off strategy, however, when factoring in a commercial mortgage the return are never great, meaning that it's best to buy in cash, you`ll not get many decent commercial properties for 50k.

I have 40k that I could use to buy a flat outright and get a 475 pound a month return. I could also use it to buy 3 similar properties on a BTL mortgage. The approx combined cost of the mortgages would be £700. the total income is 1375. Thats with current tentants in situ and 2 of the flat are under rented. They are cheap to buy as I know someone who is offloading dozens of lower income properties. I don't want to buy properties to make an income, I want to buy properties that can quietly tip away and pay for themselves inclu. insurance, as a longer term investment for retirement. maybe a little left over for anything the tenants might need like new utilities etc. I can afford to pay for void periods should they come. Would it be a better investment to get the one flat outright? or to purchase 3 on BTL mortgage. I should also say I would plan to pay them off faster one at a time. I estimate that without emergencies I should be able to pay all 3 within 10 years.

In short its best to buy more properties as you will then benefit from 3 properties that are increasing in value and not just the one. Long term wealth in property is made from capital appreciation not rental income so the more properties you own the more your wealth will grow. Hi AJ, Typically I would aim for 10%+, however, in today's market that isn't always possible so I'm now looking for really decent, solid properties that will let long into the future and cause me little issues. Letting commercial on an FRI Lease is the most profitable and hands off strategy.
