What kind of flooring is that? I would have to update the kitchen, countertops, backsplash and appliances, paint the entire house, update the lighting fixtures cause the boob lights got to go. Pull up the carpet, renovate the bathrooms and lightings.
Why does there have to be an HOA in every new home development. I would hate to spend all this money on a house for someone to tell me what I can and cannot do to my property.
I would take the master closet. My only problem with this house and many others at this price point is that they have plastic inserts in the secondary bathrooms. There should be no plastic anywhere and why was there a need to replace the roof in an eight year old house?

That's the only benefit to an HOA. There are many beautiful homes that have no HOA in nice neighborhoods.

I’m not sure but him replacing it is a plus for the new owner
Sometimes roofs are replaced due to damage from storms, hailstorms. Most insurance companies cover the price of a new roof.
