Begin such a wealthy city, vast sums were invested in creating walkable neighbourhoods, special attention was applied to ensure homes faced the street and that they had designs which fostered community. The homes shown in this street are part of the blocks that defined modern urban living for over 75 years.
This video tells lies I have worked with Section 8 as a landlord with my mother and I have physically had Section 8 as well so I know for a fact what he is saying is not true I've been on both sides of Section 8 far as landlord and Forest Tennant he is being completely dishonest and it's disgusting please do not listen to his video it is a bunch of bullshit

Good video. Im a contractor in Metro Detroit. I would NEVER want the hassle of being a landlord in the city itself. I prefer low stress lifestyle and being a "slumlord" isnt that. I had one rental house in 2006 and when the great tenants moved out i walked away from the house by choice. id rather earn money fixing other peoples houses than my own.

I get a bad tenant now and then but nothing compared to the section 8 horrors. Guaranteed rent? BS! Only if you replace the smoke detector batteries or clean the carpet or whatever else they come up with. There is no guaranteed rent. I just don't understand why you want to deal with this when there are other options. I'm not renting luxury units. I can easily get a nice livable unit for $100k and less, which will rent for over $1,000. Getting 1% of the value per month or more for rent is quite easy here. Last one I bought was $70k, rents today for $1275. Nice little house. I've never even had somebody ASK to negotiate my high prices. Obviously I do not live in Detroit but you do not have to invest in the same place you live. It's rare for me to keep more than a couple hundred bucks out of a deposit when somebody leaves. Sure, some section 8 tenants are great, and some people with fancy jobs and fancy rentals trash the place. You cannot deny that the section 8 tenant is more likely to cause issues than a regular tenant. Also you should be using the 10 year sealed/no battery smoke detectors and light fixtures with built in LEDs.

So as far as I understand it. With a normal tenancy something like the tenants stealing the batteries out of the smoke alarms etc would come out of their bond perhaps. But with a section 8 tenancy do they have a bond or does the whole thing work completely differently. If they spilled red stuff on the carpet are they even worried about losing part of their bond because of it? Also I'm thinking you have a house that is designed to be wheelchair accessible the tenant you get for it could well be very good because it would be extremely hard for them to find another house set up just for them. I'm thinking though you'd probably wanna get a house with the necessary modifications done rather than retrofit it with wider doorways and stuff.
I rented out my 1st house in Oak Park for 5 years, and after all that, it's easier to invest the money in the stock market. It's just too much hassle with finding the right tenant and having to fix things that break. There's lots of stocks that one can get 9% dividend yield on.

Section 8 investors do a piss poor job at maintaining their properties. Their main concern is getting a qualified tenant into a property and guaranteed rent from the government. They do the bare minimum to get a tenant into their property. The investors often allow their properties to go into disrepair bringing down the property values of homeowners in adjacent properties. There are often multiple family members, or or people living in their properties, but they don't care because the guaranteed rent is coming in from the government every month. They only check on their property when the rent stops or an annual inspection warrants it. GET YOUR SHIT TOGETHER INVESTORS, BE RESPONSIBLE LANDLORDS. YOU ARE A HOMEOWNER IN THE COMMUNITY AS WELL. TRY GIVING A DAMN ABOUT THE COMMUNITY, AND NOT JUST YOUR BOTTOM LINE. AND STOP MAKING UA-cam VIDEOS TEACHING OTHERS HOW TO COME TO DETROIT AND BECOME SLUMLORDS, PROPRTY VALUE KILLERS, AND IRRESPONSIBLE HOMEOWNERS/INVESTORS. 🤬🤬
that's not always true, you can find little old ladies surviving off social security, they will keep the place up nice AND usually let you know early when another tenant is up to no good

my friend had houses he rented in Detroit. The tenants trashed the houses. He would fix them and the tenants would trash them again. He lost money.

A lot of that depends on inspector. I had a voucher through Westland, lived in Redford, and the inspector was easy peasy.
We always recommend meeting the inspector while they’re inspecting and it definitely helps it go smoother

We do shoot for ADA compliance on things if we can, but it’s case by case. Not all section 8 tenants place a deposit but some do.
