All homes should be built to accommodate the elderly and disabled. This will be better for everyone. Large wide doorways and hallways make using a cane, walker or wheel chair much easier. Bathrooms or wet rooms need to have flat floors and no shower hump or pan. A flat floor allows for easy access and drains need to provided. Easy to use lever door and faucet handles are easier for the elderly to grip and open. Main floors should include a master bedroom, restroom, shower, laundry and wide walk in closet with few steps to enter. Homes should be designed with aging in place in mind.
This is an amazing deal for sure a beautiful home in a great spot. Only thing I would change is to turn that boat parking spot into a garage. But wow this is beautiful. I live in Florida, but hope to one day retire in Hawaii.

I remember one client, David, who could have bought a Waikoloa Beach Villas for $285k. Then they went to $330k, and he could not pull the trigger- "double dip" he said. He never bought. Now they are $1.2M. Bears just love being bears. They predict doom and gloom for 15 years, get it right one year and then take a victory lap, forgetting that they got it wrong the other 14 years.

"Americans live on credit" - um, I hate to break it to you, but 50% of our sales over the last 2 years have been 100% cash. Of the other 50% many have been with way over 20% cash down. Again, you have bad data. Just about everyone with a loan over the last 15 years refinanced in the last 2 years and are happy and locked in at under 3%. The last Corelogic report, just released THIS MORNING shows that mortgage delinquencies for March, the obvious pre-cursor to foreclosures, were at 2.7% which is about 1/2 of what it was a year ago. Not one state- not a single one, has a higher delinquency rate than last year. Honestly, I wonder if you are just making this all up because 2008 was nowhere near the bottom. We bottomed out here in Hawaii in 2012, nationally the bottom was 2011.
To be honest it can get pretty warm on the Kona coast and 800 feet altitude is not high enough for lacking HVAC at least to my liking. It’s not so much the temperature as the humidity which can be high and makes it somewhat uncomfortable despite the continuous trade winds. So it takes a little getting used to, but once one sees the cost of electricity in Hawaii one quickly concluded that one is better off without the HVAC despite the bonus power from the solar panels. I lived for a spell on the other side of the island in Volcano Village and there the altitude is sufficient to not require HVAC, and in fact most days I had to fire up the wood burning stove in the morning just to take the nip out of the air. Nicely designed house and great video and narration.
The view is stunning and the the price, for Hawaii seems reasonable but you need to go there already with money. You won't find a job there to afford something like this.
This house is about 1 hour drive from the heart of Kailua Kona. It's about 15 minutes from the nearest grocery store and gas station. It's definitely in a rural part of then island.

Very few leases out here. Thus is a fee simple house. It's in lava zone 2 like most of South Kona. The lava flow nearby was about 200 years old if I recall correctly.

I beg to differ. It is a well run state, with a good social safety net, and the lowest property taxes for full time residents of all 50 states. If you have solar, as many houses do, you have a small electric bill. My water bill, for two acres, runs $16/month. If you shop at Costco, the food prices are comparable to California, a study has shown. Yes, shipping on most things adds a premium, but not always.

The land it sits on would be a 99 year lease since much of it was still controlled by the original families of the islands. This was on Oahu though. I wonder if that's still the case?

It blows my mind that you can get a place like that for the same price as a house in Bakersfield. Of course in Bakersfield the home will be around 4,000 sq ft but who cares if you have that view!!!!

Hi Mike, I asked you on one occasion if you guys had cisterns, no answer. I just found out you guys call the 'cistern' COLLECTION CATCHMENT SYSTEM. But where we have a house people build the 'collection catchment system' a.k.a. cisterns under the houses. Ours collected fifty thousand gallons. We absolutely loved being very much off the grid. It would be nice to find a house with one or two cisterns, privacy and elevation.

Ive lived in Hawaii for 23 years. Nice property but I wouldnt live here due to the far distance from town (Costco and such) and the location is an historic fishing village where Hawaiians literally live off land and sea. Not an ideal location for this type of non-local modern home.
They have been living in the home for 10 years and are part of the Milolii Community Association, helping build the community center. I think what really matters to people here is if you respect the culture, people, and community.
For long term considerations: what is the annual tax for this property, any HOA fees, is there a septic system, what is the average rain fall per month/year for water accumulation, how about drainage from the property for foundation erosion? Mahalos.

When our favorite condo/hotel in Maui remodeled they took out all the bath tubs and put in bigger "garden" showers. Good call as no one ever took baths just showers! The only exception was when the rugrats visited but soon enough the moms realized it was more efficient to just hose the little sand monsters off. End of story: no bathtubs!
This one is sold. Waikiki is on Oahu and we are on the Big Island, so it's a 1 hour drive to the airport, 50 minute plane ride, and a 20 minute uber to Waikiki

Development is super slow in this area- it's an hour south of town, so it's not for everyone.

you still see some of that, mostly on Oahu. It's pretty rare here on the Big Island.

Hi Mike, I asked you on one occasion if you guys had cisterns, no answer. I just found out you guys call the 'cistern' COLLECTION CATCHMENT SYSTEM. But where we have a house people build the 'collection catchment system' a.k.a. cisterns under the houses. Ours collected fifty thousand gallons. We absolutely loved being very much off the grid. It would be nice to find a house with one or two cisterns, privacy and elevation.
catchment is very common here on the Big Island, once you get out of Hilo or Kona

Only problem with Water catchment system On Kona side is it doesn’t get much rain. House is way out there 750,000 is a good price for it. 899,000 Is really asking a lot.
During a drought you may need to truck in water. Ended up selling for $974k.
For the view and the space, measured in US standards markets, it's a great deal...
But what kind of job u can find in Big Island Hawaii aside of Tourism and hospitality?

Ive lived in Hawaii for 23 years. Nice property but I wouldnt live here due to the far distance from town (Costco and such) and the location is an historic fishing village where Hawaiians literally live off land and sea. Not an ideal location for this type of non-local modern home.
They have been living in the home for 10 years and are part of the Milolii Community Association, helping build the community center. I think what really matters to people here is if you respect the culture, people, and community.
Is that what the shack looking community was near the water towards the end?

That really depends on what you are looking for. I think Kona has the right mix without being too crowded.

Not in a flood zone, Lava zone 2, all Hawaii has pests and pigs.
For long term considerations: what is the annual tax for this property, any HOA fees, is there a septic system, what is the average rain fall per month/year for water accumulation, how about drainage from the property for foundation erosion? Mahalos.

When our favorite condo/hotel in Maui remodeled they took out all the bath tubs and put in bigger "garden" showers. Good call as no one ever took baths just showers! The only exception was when the rugrats visited but soon enough the moms realized it was more efficient to just hose the little sand monsters off. End of story: no bathtubs!

This one is sold. Waikiki is on Oahu and we are on the Big Island, so it's a 1 hour drive to the airport, 50 minute plane ride, and a 20 minute uber to Waikiki
