      Great video EVAN! Buying a property in a foreign land can be very challenging. The process can be meandering as compared to acquiring here in the US, for instance. I've gathered, there are stories of scammers who pose as sellers, fixers etc. Buyers beware, and do their due diligence when in search for property ownership. I was wondering if you can make a video on how to buy in Pi. Thank you.

      I am moving from Finland to BGC with my Filipina girlfriend, never been to Philippines before this! Biggest reason probably being the safety, I'm used to places being super safe so..Also everything is within walkin distance! And also internet is good there etc.

      sta. rosa city in laguna province, offers a wide variety of middle to upscale subdivisions developed by ayala (nuvali alone has at least 20 subdivisions most of which are low-density developments), megaworld, vista land, greenfield development corp., etc.
      sta. rosa offers both "provincial living" (fresh air, near tagaytay & the beaches of batangas) & yet close to modern ammenities (numerous malls, modern hospitals, prestigious schools, recreational facilities, etc.).

    There is no peace and quiet in Forbes Park if your house is adjacent to EDSA and McKinley road. Same with Dasmarinas. Just look at all the soot on the roof of these homes.

    Napuntahan ko na lahat yan balik balik ako bilang electrician. Ang pinaka maganda sa akin ung corinthian garden mas tahimik mas sariwa hangin. Ung sa ayala pahirapan sa trapik papasok ng village, sa dasma maraming Embassy kung taga dasma ka mas makakaiwas ka sa trapik pa bgc galing ayala.

    Dasmariñas and Forbes Park are beside the Manila Polo Club which contains a polo field, stables and veterinary facilities, a restaurant and country club, along with multiple recreational and and sports facilities for the horse-riding jet setters among the super-rich.

      Oooppps yes, Polo is and always be prestigious place , well that was 50 years ago when im in elementary. Im retired in the western country & Polo is one of the best & Forbes of course. Not far from each other. Love Ayala makati. What a huge improvements better than North America . I’ll visit again 🙏😝❤️

    Thank you for showing the pros and cons of living in the Philippines in a realistic manner that foreigners, especially Americans, can relate to. It's not the place for everyone, but if you can overlook the cons and merge into the local mentality, then you'll probably be happy. If one has the means, the best of both worlds would be to have a vacation home in the RP and another home elsewhere in the world, but that is only for the lucky few.

    FORBES’ PARK WILL ALWAYS BE THE PREMIERE residence in the Philippines. It has the most expensive lot price. And the Wealthiest live there. Dasmariñas Village is only second fiddle to Forbes.

      Truth! Forbes park there jan naka tira mga pinaka mayayaman sa pinas 😆 its actually the richest village in the country in terms of combined net worth hahaha just think of that. And to add pala dignitaries live there also

    Where do you rank Blue Ridge, White Plains, New Manila (Old Rich area) and the Secondary I suppose, Ayala Heights, Fil Invest QC and Muntinlupa plus many other areas Antipolo and Marikina has some exclusive areas too....

    Perhaps you should consider that lots in Forbes are usually larger than those in Dasmariñas. In total you'll likely shell out more for a property in Forbes, lower cost per area notwithstanding.

    BF HOMES ALABANG where I live is the coolest gated community in the Southern Metro Manila, next door to Alabang Hills and down the street from Ayala Alabang Village. What I love most about BF HOMES ALABANG is during my color coding day, I could do all my banking, shopping, coffee run, hair cut, massage, exchange money, gym workout, buy gas, buy airline tickets, visit my favorite Law Firm, Bar hop, and Restaurant hop on Aguirre and President ave also known as Downtown BF Homes Alabang.

    I remember going to Valle Verde, Pasig for the first time. I was shell shocked to see large beautiful homes. I didn’t know these high end subdivisions existed in the Philippines

      We have a lot of them… there are less expensive subdivisions that are still beautiful. It’s rare for foreigners to see these places because you would need to be invited by a homeowner to be able to enter.

    when we went for a shortcut during one roadtrip into a VERY secluded area (tons of forest, small roads with cliffs on both sides, and small houses with small farms) to reach our destination quicker we found a HUGE mansion that was under construction, and i gotta say it beats everything that ive seen in wealthy subdivisions.

    At that price on the land you would think Desmarinas would have nicer looking houses. It looks like any older middle class suburb in the US. Will also say that a square meter should be 3 square feet, not 10.

      @@TheSavvyExpat I know that foreigners are not allowed to buy land apart from condo units, I have heard somewhere that there are townhouses with condo specification, My question is from a foreigner's perspective, Are there any condos that have 4 to 5 bedrooms? or townhouses even, this is taking into account a family oriented foreigner wanting the property in his name for self protection.

    It's nice to see some nice places that I could never afford LOL. I'm interested in places off the beaten path, away from cities but some what close to go shop when needed, and a non-touristy place away from a lot of other foreigners, been around them all my life and ready to meet new people and take in the culture in a laid back atmosphere.

      You should consider Iloilo City, developed city plus near to Boracay and clean environment.Tagaytay and also Cebu for mix city + beaches.

      It's considered upscale for Philippine standards. But it's not nearly as expensive. Also depends on which city you're in.v

    The unbelievable thing with the Philippines is the poverty surrounded by immense wealth. In the Philippines 95% of the cash is in the top 5% hands, it is despicable the greed and corruption. In Australia 90% of the wealth is in the bottom 95% hands, Filipinos really need to get rid of the leaders they have and get new ones. The whole country appears to be about squeezing money out of the poverty struck people, pay them nothing, give them nothing, I’m no communist or socialist but this type of top heavy privilege leads to revolution.

    My condo is in Malati not Makati. The "K" makes a big difference. Three of the areas l have never heard of. Thanks again for sharing. Great stuff...

      Pedro Gerrero Street, close to St. Paul's College and Robinson's Mall. Nice place and l really enjoy the location. The mall has some good eating places, a?food court and seven or eight theaters. All kinds of shops and supermarkets. I love that section of Manila.

    in our subdivision or village here in Las Piñas only one ride from Ayala Alabang has a world class basketball & volleyball court, so i feel i also live in Ayala Alabang.

    I used to live in Merville Park Village near Makati in Parañaque City. I loved that subdivision so peaceful and quiet, its a safe gated community, good schools, nice country club and parks. I had lots of good memories living there when I was younger now I live in the cold north in Scandinavia 😅

    Houses in BF Homes Alabang the largest gated community in the Philippines are going for 15 million to 60 million pesos or $300,000 to $1,200,000 $1.00 = 50 pesos

    Where is Wack Wack? That’s more exclusive and more expensive than Ayala Alabang, where some homes have small lots (less than a 1,000 sq m). Wack Wack also has a golf club, the second most expensive one after Manila Golf in the Philippines. I’m with Mr Ongsiako (who commented here), there are more expensive areas than Ayala Alabang. Just saying. Nice effort though for a “newbie” here.

    Bacolod City (City of Smiles) , I run a successful E-commerce business with my filipina wife, as well as opening 3 boarder houses (70 beds) and several other ventures that are scaling very nicely. I see business and leisure combing together and I have been to the Philippines more than a few times :) and love it. Again... be ready for things like brownouts, less western foods, and other things that may make long term stayers nervous... but if you are laid back, go with the flow, and don't mind loud noises and Karoake parties... You will be in it, to win it

    Great to see these upmarket, safe, housing subdivions!
    I was beginning to think my only available choices in Metro Manila were going to be modern skyscraper condos in BGC/Makati, or some shack in one of the poor Manila Barangay's (Uh, uh, no). 😁👍
    It's good to see there are nice housing options there (in addition to the nice condos).

      These subdivisions have existed for a very very long time now, we also have middle class neighborhoods, the only reason why foreigners aren't aware of these places is because you wouldn't be allowed in if you weren't invited by a homeowner. Another reason is because foreigners aren't allowed to purchase or own land in the Philippines, therefore you're not really the target market of these properties, as a foreigner you could only purchase a condominium unit. If you would like to stay in these large mansions, then your only option is to rent them.

      @@dayangmarikit6860 Yes, rent would be ideal for me. Because I want to keep my home in the USA, and spend time traveling around the world also, for the rest of my life (a few decades).
      I could marry a Filipina and then we could buy the land and a home in the Philippines. I was born at night, yes, but NOT last might. 🤣. So I won't be doing that .

      Lol, those high-end subdivisions are not worth it. There are many newly built high-end subdivisions around the country where the amenities and security are almost the same but at a cheaper price, like the Bel-Air, Ayala, and Nuvali in Laguna. There are also some subdivisions located in Dasma Cavite and Molino Bacoor. There are plenty of new exclusive subdivisions around the country now because the middle class keeps growing. Don't just look in Metro Manila.

      @@JC0820 Lol, first rule of Real Estate is location, location, location. So yes, Metro Manila is the only place I will look. Plus Bel-Air is also in Metro Manila (National Capital Region, City of Makati).

    Actually, San Lorenzo Village has a much higher per sqm price than Ayala Alabang. It's just that you can get bigger cuts of land at Ayala Alabang than San Lorenzo. But location-wise, it is walking distance to a number of hotels, malls and offices.

    Little off in computation and conversion. You're assuming 1 sq m = 10 sq ft when it's actually 10.764. So, that P320,000/sq m is more like $5,946/10 sq ft., not $6,400/10 sq ft., assuming the exchange rate is P50 = $1. Just saying.

    When I return, I am going to try the northwestern coast of Mindanao. If it is not to my liking, I will settle down in Bohol. I have visited Bohol multiple times and I like how clean and pleasant it is there.

    Always reminds me of the Bruce Springsteen song, Mansion on the Hill. But since it's still in the Philippines, inevitably you have low water pressure, blackouts, flooded streets, poverty, etc., at the next corner, horrible traffic, etc. Also, I was shocked to see a German Shepherd caged (only enough for it to turn around) outside the gates of those houses. It's not shown in any of these videos.

    I rather love to lived in an island like in taytay or el nido where the sea is just exactly there near in ur home,sand soil,,at the side is mangroves area and at the top of the backyard of ur home is a spring water which came from a narra tree n a tall coconuts trees around...i experienced that in taytay where i visited my friend there.They are exactly living there and the water,absolutely an aquamarine blue crystal clear seawater and i love it , it was a solitude island that exactly no one is there living near with them.

    can you do something with areas to buy perhaps over in Antique area, Negros area, Boracay areas. Something in the area of Middle Class, apartments/houses/communities. Always appreciate your very real outlook on things. I am going to be moving over there my boyfriend is from Antique he is a well known artist there. He has an idea of a few places for us to look around at but I like to get more information from a few other sources as well. I will be coming over there in January of 2023 to visit with him and his side of the family. I am really looking forward to it. Thanks for always your information is great.

    If I had that much money I would rather build a home out in the province away from where I would always be getting lots of attention and get my own security for protection. Plus I could have more land for what I would have been paying for one of those homes in the places that you mentioned. Of course I would have a big fence going around the property. Anyway I live in a gated community with one way in and one way out with a guardhouse which is fine with me for where we have a home.

    If I can add to this, you may also need to consider the homeowner's association fees which in some villages allegedly cost upwards to Php 100,000 a month. Then again if you're buying a 30 million peso home its probably just spare change to you 😂
