Such a hideous apartment. If it's taken down from the 13th floor & set on the ground floor, it'll go from 75M to 7.5M max. The realter also suffers from verbal diarrhea... As an ex Kenyan living in luxury home in Canada ( world leader in exquisite housing and civil infrastructure), I find this most expensive penthouse really dated and poor in architectural design, except the outdoor area. The wood look, window trim and door are more for wilderness country cottage homes. How about clean white nitrite look? The windows should be ceiling to floor all glass, the balcony doors should be double pane glass sliding door, the cabinet hardware should be soft closing, N.American crown molding strong recommended, wash sinks can be recessed in quartz counters, stairs look like in a warehouse, balcony walls should be higher for child safety. I can go on but suggest builder fly to Canada view how to build state of art homes all Canadians live in. Or view Canadian and American homes, condo apartment and townhomes on UA-cam. Nice Nairobi penthouse but I wouldn’t pay more than US$200K as I would gut it all entirely and renovate it N.American style, most materials imported from Canada and designed by a Canadian builder. Sorry if I offended the excited agent.
Since i don't own or have one its good however, there was room for improvement like much could have been done there are better designed rental houses than this out there...this being a penthouse i expected much more than this.
The most expensive areas would def be Karen,Muthaiga,Upperhill has the most expensive land per sq mile. Immediately i saw this house i thought it has an Asian type of finishing, not my style at all, the wall paper looks cheap. The price is overatted 100%.. With that price you can get the gorgeous chocolate condos that Boris reviewed sometime back or top up a bit and get the Karen, Deer park mansions that have a private swimming pool and verandah
Instead of that fountain below the staircase you could have put something else like a plant, big fan of the 200 year old Japanese trees. Could do the magic

lets do the math 75m is the cost, this house from its address can command at most maybe 500k a month. and this is a very generous renter. so in a year that is about 6m. to break even the house has to be rented full time for about 12 years. judging from the to let signs i see on the area this house is it would be near impossible to get a renter month on month for such a price. of course with the wash wash saga maybe just maybe but that is a very slim target market. for 750k one can buy an apartment in a more business friendly country like dubai or even the us and the roi would be far better than here.

I think the realtor should have chosen his words better. The decor might not be for everyone but it was clearly approved by the owner and the interiors company. I think both parties are highly insulted by this. Someone put this sweat equity & a lot of money into this project.
