    I love hearing your weekly update on the housing market. We have a realtor we have used for years, but still, the insight you provide is valuable to anyone who likes to stay up on what the markets around them are doing. In the last two months we sold a home near the Bridge golf course in Franklin and moved to Brenthaven. We just needed a bit more privacy and the one acre lot provides that. The house is a an older home that we are fixing up as we are able. Again, keep up the good work. I know of no one providing the service you provide.

    I Just wanted you to know how much I appreciate what you do for us viewers.
    I Love How you present this market with data versus Emotions.
    I still think that the bigger the Bubble 🫧, The bigger the Pop.
    So many people coming from California and other wealthy places are still amazed by the pricing in the Nashville area versus where they are coming from. So I think that it will Definitely take a while for the crash 💥 to happen out there But then again out of my 8 investments out there starting around 20 years ago I never lost any money on anything I bought.
    It’s crazy times right now but I feel like you and your channel are the BEST thing next to a crystal ball 🔮.
    You’ve been very consistent and have never let me down.
    I truly look forward to watching your videos every Saturday.

    Hey Ethan...valuable info as always. What does banning rentals do to home prices? We are having an HOA brawl over it in Temple Hills. I'd guess that home prices and rents in the area prevent the problems people fear. Any info or input would be valuable.

    Being in Real Estate for over 20 years, I've always found that the most desperate buyers and most uneducated buyers purchase between mid January into March. They aren't patient and will pay asking.

      I can see that. Feb and March. Seasonally the lowest inventory of the year.
      January I feel like you can still pick up a good deal left over from q4.

      I would definitely think it might be smarter to buy during the spring instead of summer because there are less buyers. 🤷🏻‍♀️

    Is there a way to tell if a house has an assumable mortgage? Every agent I’ve dealt with acts like they don’t exist…or that they’re difficult to find. 😩

      Good luck having a loan servicer agree to the assumption. I just tried to assume a 2.75% mortgage like 2/3 months ago and the servicer outright rejected it 🙃

      @@gregolas597 pardon my ignorance, I have no idea how this all works. Is the loan servicer the person who owns the initial loan you were trying to assume? Why wouldn’t they let you assume it? I guess because they would rather cut you a new loan at a higher rate?
