    A friend that has several rentals always looks to see what the inside of their vehicle looks like. He won't rent to anyone that has a really dirty car because he thinks it is an indicator of how the rental will look.

      That is very true... especially determining if they're smokers when renting a non-smoking unit.

      ​@@TheJhn924 we are hvn issues with our neighbors who smoke. They hv been told no smoking in and around the units. Meanwhile we can't open our front windows due to cigarette smoke coming in and my daughter's closet smells like skunky weed bcuz the tenants above us smoke it.
      We hv complained several times and now I think the mgmt thinks we are Karen's and neglect our needs in this apt except anything electrical. We hv mold growing in our laundry room and they hv yet to address it. Sucks bcuz they raised our rent 255.00 per month our last lease signing. 😢

    Never give a rejected tenant a reason why their application was denied... it will almost certainly come back to bite you. The most we'll ever say is we had several qualified applicants to choose from and wish them good luck in their rental search.

    I learned that "can I bring some furniture before the lease starts" is code for immediate move-in.
    Now also code for immediate rejection by me.

      A little judgemental don't you think? I was in an abusive relationship and am forever grateful for a previous landlord who let me move in 2 weeks before the lease started so my kids had a safe place to sleep. We stayed for 10 years.

    Having 70 tenants you are bound to get a few stinkers no matter how dilligent you are. Love your videos. Great tips. You made me LOL when you said to do the background check, don't just trust your get. So true! Thanks!

    I trusted my gut and rented to a lady with two kids with disabilities. I even helped her out with rent and down payment. She worked at a large local law firm as their para legal. Biggest mistake ever. Issues started almost immediately with late rent, excuses, bounced checks. Once COVID hit she refuses to pay rent and used her law firm's resources to delay eviction. Stopped paying rent and bought her self a car. I finally got eviction and took her to court for damages. I won judgement for $15,000 but then she filed for bankruptcy. I then found out that this was her third bankruptcy and I just happened to be on the seventh year of her third one and she did this every time. She still works at the law firm, she moved on to another landlord before bankruptcy and judgement went through. Not paying rent, different car, credit cars, medical bills was all in preparation for bankruptcy..if I have checked the background I would have found her two previous bankruptcies.

      The prior landlords probably broke her legs in lieu of payment. Some people are absolute scum and live on the backs of naive people.

      Always advertise on Zillow, and require they apply through Zillow. They will check background, credit, evictions, everything. No cost to you, only to the tenant.

      Your first mistake was helping her out in the beginning. You have to stand your ground especially in the beginning. After a renter has lived in your unit for a while you can help them out if they hit a low point and hope they can pull out of it with your help and continue being good renters in the future.

    I think a low FICO score tells so much. I was watching this video of this women. She looked and talked like she had it together. She had a FICO of 450. I wouldn't rent to anyone without a FICO of 710.

    Section 8 in MN landlords don’t like to work with them due to thier inspection once a year or every two years. But there are good tenants who are on section 8 makes it harder to find apartments takes the vouchers. Plus section 8 market rent list is lower then actually rent is higher in your area making harder to find a place to rent. Also to move o to a new complex it’s middle of the month to move in to your unit.

    Restrictions need to be lifted regarding the ability to rent to whom you want..... especially as it applies to single mothers, who have a rich history of never paying rent on time, always using "the children" as an excuse, causing major damage to properties because "the children", and moving "new boyfriend" into rented units, which frequently result in police interaction for "abuse" accusations.

      I feel your frustration with bad tenants who happen to be single mothers. However, in my experience it's more about overall economic and social standing rather than being single moms per se. With the divorce rate around 50% single parents are far more likely to be renters and do form a large segment of the rental market. It's really a matter of proper screening... as it is with any potential tenant.

    Here in Texas most places require you make 3x the rent or else you get denied. I'm glad I own my home.

      That's pretty common with any rental managed by a property management company... the default rate rises exponentially if that ratio rises above 40% or more of gross income...

    Requiring that the landlord provide a company of the background check is absolutely incredible. When I was looking for apartments I had one property manager decline me as a tenant based entirely on their background "check". That check was a free publicly available civil court lookup in my old state. I have a name that's very common. They declined me for:
    1) Tax invasion and tax warrants
    2) A prior eviction
    Both of these records took place when I was in grade school for other people who have the same first and last. I requested a copy of the background check I had paid for....they ended up giving me the application fee back.
    800 credit score, close to 6 figure income, flawless background check, for an $795 apartment lol.

      Don't advertise your unit for rent. If you don't advertise you are completely exempt from these laws.

      It is usually me or Nikki deciding on a tenant. We don't see the tenant or show the property though. It is tough to discriminate when you never seen or met the person.
