Bought a SF in Sterling just about a year ago. All the reasons to hold back were the same (high price, high interest rate), and I wasn't expecting the kind of runup we've seen over the past year. Worked out realllly well, but idk if someone trying the same this year is gonna repeat the experience. The rates are even higher, and the prices too. Glad we paid for some points, because 'date the rate' looks like it's gonna be for a while. IDK how everyone's getting so many offers. We had to beat... one... and did it by promising to move fast and bought at exactly list price.
