Watching this reminded me of when I had my "forever home" (until I retired) built in 1990. I had previously purchased the lot on a Land Contract and paid it off over 5 years (things were a lot less expensive in 1990 than today) and then went out looking at model homes put up by different builders until I found the one that "spoke" to me. I knew the minute we drove into the subdivision and I saw the house up on a slight hill that it was the one for me, before I ever stepped inside.

Yay so exciting my husband and I are also building in GA we were on the VIP list for Meritage as we’ll but went with another builder. We’re on the same timeline though!

Wait this specific builder doesn’t allow structural upgrades. Oh nooo! I’m glad I watched this video because I thought about going with them but I’m a take my VA loan and go to another builder. You just saved me from a headache. What made you guys go with Meritage home builders if you don’t mind me asking?
Meritage has very good reviews and great homes. They use spray foam insulation in all their homes to help lower energy cost and their homes are smart homes too. They do allow structural upgrades ‘typically’ but do to the supply shortage with lumber, windows, doors, etc, every builder we went to wasn’t allowing us to pick structural upgrades during this timeframe. We were able to pick our finishes though. The structural upgrades that they selected prior to us signing our contract (when they submitted for building permits) were pretty much ones we would have chosen anyway so it worked for us. Getting building permits have also been delayed so must builders were picking structural just to hurry and get the ok to start building. Hopefully this makes some sort of sense! 😂

I will be building in Dallas Tx, so I will be checking out two other builders which are Perry homes and M/I homes and then figure out from there what I want to do. Your home is beautiful though. Hi! Looking to build a Meritage Home in Texas. I do have a question about your process with the company - you mentioned pre-qualification. Did you go through underwriting/official approval before the home was built? Did you close before the house was built or after? Thank you!!!!
Hi Hi. I’m in the process of building our semi-custom home. We just signed papers in Jan 2022. We were able to do structural upgrades but did make a change and just resigned new papers in Feb 2022 so I wonder if that will push our timeline.
My husband and I have picked that model home that you showed. Your right they don't allow you to make structural changes. The sales person got me so extra out a butlers pantry and the sunroom and later that day was told she made a mistake. I was extremely disappointed. We've been approved and signed the contact but there's still some hiccups in the process. When did you guys sign your contract?
Congrats on your new home as well! I really wanted those 2 features as well (especially the sunroom) from the time we first toured the model home. I knew the butler’s pantry was going to probably be a no since it’s only available in certain models though. We signed first of July and our sales counselor has been amazing so far. I’m sorry to hear your process has not been as smooth, causing you disappointment. Hopefully it will get better!

Some of these builders leave out basic things in an attempt to force you to purchase common sense things... Our first builder didn't have an island in the kitchen... :|
