Hi, Can you clear something up for me? You mentioned that in the Listing Agreement, under Section 10, a seller can choose both (a) and (b) options, when offering compensation. However, if they do so, how would both options be reflected in the TOTAL AMOUNT of compensation under Section 8 (a)? For example, if a seller agrees to pay 3% to the Listing Agent and 2% to a buyer's broker, the total amount of compensation under 8 (a) would be 5% to be disbursed accordingly from broker to broker. However, if seller chooses option (b) instead paying the 2% directly to the buyer's broker, then the TOTAL AMOUNT of compensation under Section 8 (a) would only be 3% - not 5%. But, if seller is able to choose both (a) and (b), what would be the TOTAL AMOUNT of compensation reflected under Section 8 (a) since option (b) would be paid directly to the buyer's broker from the seller and this amount would not be included in the TOTAL AMOUNT of compensation? I'd appreciate your feedback on this. Many thanks.
