    Cool Rob. My recommendation after living on a river that floods often, you will want raised cottages and prob still get that airstream up on a deck as well. You will want to check your flood maps online for your prop and ask neighbor how often creek floods.

      I grew up in Virginia with similar landscape and saw creeks like that flood yearly and every few years a really big flood. So I agree 100% with the comment above. Check flood maps. Totally doable though! Good luck man!

    Build a cabin over the creek, on stilts of course, with a glass bottom over the creek. $300 per night easy

    you need to buy a portable sawmill. you'll have lots of free lumber on 50 acres. plus the houses will be much cooler.

      Lumber costs have skyrocketed. Get a sawmill guy and a good carpenter. You're going to pay for labor anyway, so save on materials. Some of your older trees will be close to dying. You may as well get some good lumber from them and save on removal costs (or a costly accident) later. Maybe you build a simple "temporary" (for permitting purposes) shed on an easy deck-style foundation, that can be your woodworking studio to build projects & protect tools while you build your village. Then make it a utility shed (or a cabin) when/if you can. Sooner or later, you *will* build a pole barn to store vehicles & equipment in.

    I grew up in Knoxville and my grandfather built a cabin on Elkmont right inside the Smokey Mountain National Park. The cabin was very close to River so you made a smart choice to build A Frames near water. Nothing better than to hear the sound of a water near a cabin. Good luck to you. I look forward to seeing what you come up with.
    Like another commentator said you do have to account for the creek rising during a big storm. Not a big deal. You just have to elevate the A Frames.

      Not a big deal? It will cost thousands of dollars each to raise those A-frames high above flood level. Assuming that they will have decks, they would need to raised too. What will you do with your vehicles when the water rises? You'll have to drive them to higher ground, if there's higher ground even available. Good chance that your access roads will be washed out too. Check out the videos of the Ellicott City, MD flood of 2016, to get some idea of how a small creek can turn into a raging torrent in no time.

    I like your idea of the shipping containers being imbedded in the rock but I think it would be interesting if you had a shipping container over the creek, almost levitating over it. You could even have a some kind of glass bottom on the shipping container so you could see the creek while in the house.

    With 50 acres you need to invest in a good chain saw! I would have cut that tree up and stacked the wood up to dry for the Airstream guests for their camp fires.

    I managed a 64 acre RV camping resort with a little over 100 sites. We had 4 cabins, 3 swimming pools, a massive hot tub, two bath and shower buildings, a laundromat and a big Barn with a commercial kitchen. There are many things to consider when you go as big as you are going. We had a water system for the park. There was a small dam on a creek that sent water to a water treatment plant and then pumped it up a hill into a massive tank that gave us water pressure in the entire park.
    When you have individual units, the taxes pay the city to care for the roads and other infrastructure every place needs. When you build a village like you are planning, You have to pay for, build and maintain all that infrastructure from your profits. You will need a full time staff just to keep the roads open.
    You can make money doing this but, it is much higher risk than doing it one or two here and there.
    I wish you success.

    Your plan is a sound one. My only concern would be using a container under ground. By the time you reinforce it to take the weight, and treat it to protect it from the dirt, it would be better to build it from concrete and use metal to side it for the industrial look you are after.

      containers so not need any reinforcement and are water tight. they were made to move cargo across the ocean, stacked 10-15 tall.

      @@craftsoda You are correct that they are stacked many high. All of the weight is on the corners. The sides are not made to take the weight of dirt pushing against them. Also they are water tight but, wet dirt against the sides and the top will rust them out in short order.
      I worked on a storage facility in San Diego that was made completely from shipping containers. It was a constant battle to fight rust and leaks.
      They were not designed to be berried. They will fail if not reinforced and protected.

    A bold move that I know will pay off for your and your family! A variety of different tiny homes would offer your customers the greatest choice as well as become a way of collecting data for you in future projects (who likes what). It also gives you the greatest diversity in your experience as a builder which makes consulting on others' projects a possible income stream for you that doesn't require as much financial risk nor physical labor on your part, down the road. With all this in mind, I would love to see a tree house, a container home with a rooftop deck, a cob home with a bottle wall, and a-frame and a dome home. Can't wait to see what you create - best wishes!

    Fellow short term shopper here! We close on our first cabin in June and are so pumped! We’re local to the area if you need help with anything give me a shout, definitely dig the vision you’ve got going here. There’s a place called tent masters that’s local and they have some really cool modern canvas “tents” might be something to look into to expand your roi. And when I say tents they have some that are two and three bedroom, they’re massive but quick to get up and operational. Good luck man!

    That container in the creek bank idea is ecologically unsound. Aesthetically cute and I understand why you’d like to try it. The problem is when you pull out the earth for the container you will destroy the bank and the creek itself. All that soil could dam the creek but at the very least you have to reroute parts of the creek to pull this off. Even building a bridge over can be problematic.
    Please consult with many environmental engineers before undertaking this idea.

    If you have 50 acres. You should consider having a spot where you could have a secure shed or small building to store supplies in. But then you could also have someone cut,chop and store all of that wood for you to stock up the units fired wood. Then you wouldn’t have to buy as much. Just an idea

    Tennessee is my goal area as it's usually at the top of "conservative and homestead friendly" states. North Carolina was also beautiful. I want a river or lake. I was thinking campground but with lots far away from each other. Also have some other types of places like yurts, a-frame, cabins.

    I own 20 acres across the street from ancient lore village in Knoxville. Their wedding packages start at $40,000 and can only have 22 overnight guests. Could be a great opportunity to put in some glamping tents and yurts.
    So much opposition from the neighbors for the development. Do you have the same problem?

    Hey Rob - Thought for you about those downed trees--Mulch actually makes a great road and path surface. That land is likely to be damp a lot of the year and mulch acts like a sponge. It will probably help mediate your various muddy patches. So if you can get somebody out to mulch those dead trees, the much might be really useful to you in the long run. Also, decaying mulch feeds forest fungal life and microbiome, so it's better for the health of the land you're on in the long run--keeping it beautiful into the future.

    Would you be interested in having a VR build of the tiny village? From the models and zones you are creating in plans I could craft a VR tiny village experience. When it's actually all done I could even do one with footage from the village itself.

    Would you consider making that spot at the river a swimming hole rather than trying to build homes into the mountain side? That seems like it would be very hard to get permitted, being so close to the river. I love the a-frame and pre-fab ideas though! I would stay here (and would totally get in that water in the summer!)

    Hey Robuilt, I got a quick question on the Investor side. What do you usually look for in a investor? Certain Net Worth, Cash liquidity and so on? And if so what's the usual $Cash to become a investor you usually are looking for?

      Follow up question: You stated you want to raise funds (Almost like a pool of cash) Is there a requirement on that or can anyone who have cash on hand can invest and make it happen? I have cash and I want to make it happen but nervous to do it on my own if that makes sense.

    Someone else already mentioned this issue but as soon as I saw you back that trailer in by the creek I thought of the phrase: if the damn don't break and the creek don't rise. It would probably make sense to be set back and higher up from the creek a bit, not to mention the mud. I think your business idea makes total sense and hope more people are inspired by it. It is something I've thought of also.

    Heads up on the location and amount of money you want to put into the landscaping. When it comes to creeks and weather, flooding can be a real issue. So you may want to weigh your options before you spend the cash and flood insurance can be expensive. Some insurance wont cover you if you dont specifically have it. Just a few things to consider, because you mentioned landscape architect= $$$. Good luck with your project.

    Son, you might want to check that flood plain. It's going to rain and there is also snow melt that will flood that creek. Check FEMA maps and ask that neighbor---I'm sure he has some insight on how that creek flows. Good luck, you've got a great idea for this spot. I'm sure you'll do well.

    Don't forget to make sure your a-frames are reinforced if you are going to be keeping them in the woods where trees can fall on them.

    I’d think about the name from your customer’s POV, and avoid naming it after yourself. I’m a big fan of your energy and channel, so please don’t take this the wrong way, but who the hell wants to go stay in a place named after a random dude they don’t know? Gives off egomaniac vibes. Would you want to go stay in some place called, “Curtisville” or “Ryansburgh”? I’d look for either geographically or historically inspired names that also communicate a little about the peaceful experience they can expect to have. Or if your architecture is going to express a consistent theme, that could be a source of inspiration. Maybe names along the lines of “Hidden Oaks Restful Retreat”, or “Camp Americana Outside Inn”, or “Creekside Days Golden Village”, or if you want to go all out, “Back O’ Beyond Halcyon Hamlet”. But that’s just my big fat opinion.

    Sounds good but, you probably will have to clear out all of the trees around those tiny homes, can you imagine the trees falling on one? Then there is fire danger, you can't have all the woods that close to the homes. There's a reason why homesteads are cleared around the homes on wooded property.

    I love creative novelty spaces, and I agree that creative unique structures like yours out in nature are the future! I'm curious, how did you go about finding investors and are there different laws about tiny houses, vs tiny houses "on wheels" like your airstream or a converted school bus etc, vs a treehouse, vs an A-frame house etc. Thanks so much and take care.

    You should use the wood from those trees that fell for the Airbnb saves on cost and doesn’t look like you’re gonna run out of trees any time soon. Lol Find someone with a saw for the logs.. better yet ask your neighbor if he’s got one in exchange for cutting he can have as many logs as he wants 😁👍🏽

    I actually left this comment on your prior video, but I highly recommend an Aerocrete home, a quonset hut, a yurt, and/or a more natural Hobbit hut built into one of those hills. That would be so BOSS! :) Mostly cheap, and I'd love to rent it, like, for real!

    Loving these updates, thoughts on the Cosby area east of Sevierville for Airbnb?
    Bookings seem consistent in the area and it's about a 30 minute drive to Gatlinburg.

    Looks as though you're a little close to the stream. Have you considered the fact that creeks rise. And if it gets too muddy you might not be able to move your vehicle

    A couple questions- what type of infastructure do u plan for your tiny town? How much of that 50 acres will perc for septic systems? Do u know how deep you’re going to need to drill for a well? Do u know any builders or suppliers in that area? Do u know how expensive building mats ate right now? Did u know there’s such a thing as Tennessee time, which is much different from on time? Did u know TN has a wet season, that starts Round now, that usually lasts until the fall? Tennessee is beautiful, but there are many good reasons why ppl dont just go building tiny rental villages in the Great Smoky Mountains....it’s not like building a coach house in your backyard, that I can assure you. Good luck, I’m doing a similar plan myself in another area....can’t wait to see how it goes.

      I'll be doing septic, well and electrical. All roads and paths will be gravel. Our land percs perfectly fine for the planned development. I don't know how deep I need to drill, but I already have a well and have been quoted $8000 for a new well. I am aware of building materials. I think I'm going to be okay ;) I hope I've answered your questions to your satisfaction lol.

    I'm nearby in Knoxville. I would keep an eye on the stream where you're planning the A-Frames. Starting to get into spring around here and the past few years have been record-setting for rainfall and flooding. I could see a big swell in the stream ruin your hard work. I'm excited to see something like this come to the area.

Im a few hours southeast of you in the lake keowee area with plans to do something similar!!!! Having the option for people to bring in their own tiny homes/rv/vans is definitely needed. I just got a used tiny house and I'm having a hard time finding a place to put it! So, im in the process of creating a place ..😁😁

    My husband and I recently moved to WA state and are considering starting a kit home business. We’re general contractors and would love to make that our primary business. Complete kits would be approx. $35,000 for a 400 sq. feet studio with three designs to choose from. Or shell kit for $25,000. Wonder if there truly is a market for it? 🤔🤔🤔🤔

    Awesome project with great possibilities. Initial reaction (from a non-construction person) is to be wary of falling trees (with limited root systems), need for good (raised or house on stilts) foundations and, of course, bugs 😁

      @@Robuilt I have 2 suggestions . 1 if it’s possible since u are so close the park why not have over night parking for rv and trailers and if possible a small store to get all that beer money.
      Second one . Is it possible to make a trailer park but just keep it in the city just have a community garden I’m sure alot of people would like to try it

    Just do Yurts on the flat land temporarily and there should be a loophole that if they aren’t permanent and taken down for a period of time you should be good. Then whenever you build take out the yurts.

    I am building full scribed, chainsaw milled, tiny cabins on the other side of the Smokies, in Hartford TN... (actually a nice little town called grassy fork) Neighbors are a great resource in east Tennessee, most have some helpful skills. If you are ever interested in using timber from the property in your units, give me a holler. After winter melt all water runs high, beware. Does not seem like this is a concern on your property but DO NOT build on a ridge, locals think that is the funniest mistake newcomers make, slides down the mountain pretty quickly.

    I live in Abingdon, Virginia.. neighboring east tennessee. I've lived in SWVA all of my life. Building an A frame tiny home village in Gatlinburg has been a dream of mine for a couple of years now.. great to see someone doing it! I'd love to check it out once some progress has been made.
    I'm saving & investing all the time to hopefully one of these days have the cash to be able to build some short term rentals.

    Rob ... Rivers rise ... trailers sink in mud. At the very least pull the trailer forward and gravel the entire area, or a concrete or pavement pad. It’s no joke to pull out a bogged trailer.

    Ask a local about where that creek will be at flood stage? I lived in the Asheville, NC area many years & have seen a school bus wash down what was normally a peaceful creek. Check out the Alum Cave Bluff trail up Mt. leConte & take a Rock to put at the peak, as it surveyed 6593 ft & let’s get it another 7 ft taller! Drive south from Gatlinburg & visit Laurel Bloomery.. Definitely visit Cade’s Cove!

    A cob house down the line would be cool, it can take awhile to build if you don't have a lot of people/ don't want to hire people to help build it, but you can host cob building events for people to come and learn and help build it, maybe even rent out some of your rentals in the process for the people looking to learn. Might wanna build an outdoor shower since it can get muddy 😅

    Rob ! , Late to the game finding your channel. Love the content and definitely gonna hit you up. You need to call the county before you get too far on the creek project. I feel like the permanent structure set backs are 30ft in that area. Might be safer to put some of your tents or yurts on a platform with a cool bridge.

    Probably stating the obvious but make sure you aren't too close to the creek/river. You'll be surprised how large those creeks can get. Whatever you do around the airstream make sure you provide for quick egress.

    I live in TN, and it is currently no longer the cheap place to buy. Prices are insane.
    I would think that Airbnb’s have now saturated the Smoky Mountain area?
    I wish that I could be part of it, however finding a great deal is now a needle in a haystack. ☹️

    Rob, I love what you do, it’s amazing. I’ve got a genuine question though; from my perspective I viewed Airbnb’s as an affordable alternative to hotels. But I’m now increasingly noticing that Airbnb owners are constantly raising their prices to the point where hotels are far more affordable. When I heard 100+ a night I just think spread out over a month, you’re talking near $3,000 or even $2,000 (discount) a month. Does that not seem extraordinarily high for a tiny home in Tennessee? I could stay in Airbnb’s in San Francisco for the same if not cheaper, what’s your thoughts on justifying these prices?

    Great content and information! Have you considered flooding from the stream? You can always check historical county records for how often that occurs, if at all. Can't wait to see more as they tiny home village progresses.
