Divide square footage to price of home listing sites normally tell you price per square foot. You'll find a couple worth $135 per sq/ft then you'll find a new listing that is $97 sq/ft that's the deal get pre approved so you can hop on the deal

They have not committed to buying the house just by purchasing an "option to buy" contract. Committing would mean they sent a down payment to escrow and signed closing paperwork to actually purchase the property.

Talk to a real estate attorney... one that specializes in this kind of deal. They can draw up both your lease agreement as well as your option. The first down payment will cover it plus more.

Can you go a bit more into depth with the numbers and maybe compare the numbers to a regular rental property?
the rent u collect is supirior and u also sell the house and use 1031 exchange to duplicate it into 2 homes, and u repeat that proccess till u become a real estate tycoon. lol if you get my point then you understand why lease is better

For example, I bought this house last week (in 2019) and I'm trying to rent out this house with 2 yrs lease option. In that case, tenants get to buy my house at the maximum value of today? or maximum value in 2021?
A lot of these videos always start with him getting these ridiculous deals. People say they are out there but I have been in real estate for years and I can tell you now - no they are not. No one would take an $80K hit unless there is a recession like 07/08 I promise you.
