    It's now been 6 years for me. No deed, no cash flow, and very little communication and nothing recent.
    I have no expectations going forward and consider this a lesson learned.
    The video talks about all the things that could go wrong and trust and so forth. However, we were not educated on all that could go wrong, the deed situation, or challenges with logistics. Also, I never met any of these people.
    Bottom line: invest in what you know mostly with who you know. I did neither and this is likely a lesson learned for me.
    If I were anyone reading/watching, I'd wait till you see someone talk about making actual money in a like-property that's being offered for sale. Honestly, I haven't found any of these people.

    I invested in cacao farm. I already tried chocolates bars and chocolate drinks and even your coffee too 😊 cuatro caminos coffee is really good. We visited the farm and factory in Panama as well. Of course long term investment always feels like waiting and waiting but after visiting their farm and the local workers’s life is getting healthier and happier. I am great. And Argo Nosotros is trustworthy and always tells us everything what’s going on.

    Seth, check with the Hacienda y Tesoro concerning your Deeds. I am an American, I have a home in Panama City. I am in Panama 7 to 8 months and in the US 4 to 5 months a year.
    Check out Boquete, Hacienda La Esmeralda Coffee is $350 a pound.

    Is it possible to sell your coffee farmland anytime and if so how would the process look like

      Only if you can find a buyer on your own. Agronosotros doesn't offer a secondary market platform to connect with other buyers, so you'd have to find this buyer through your network.

      UPDATE: I did receive the deeds to my parcels! :) However, I am still waiting to see any returns. :( I was planning to go down and visit the farms at some point, but I'm holding off on that until I see some ROI to justify the travel expense.

      Hey man, thanks a lot for the near immediate reply.
      I'm looking at investing in it, since I've been reading about them for about 8 years, even spoke on the phone about 7 years ago.. just haven't pulled the trigger.
      Receiving the deeds is at least giving some credence. @@Retipster

    Any tax benefits re: depreciation? That would allow this deal to make more sense. Thanks.

      No depreciation write-offs with farmland, unfortunately. Even so, the 20-year projections show an average 12% return each year. Given that it's a totally passive investment, that makes enough sense to me. The only real downside I've seen is the 3 - 4 year wait before the cash flow starts.

    Hi seth, I am in Vancouver Canada, the business of land flipping does it work from here if i want to buy your first course? and is it still the mail offering you mentioned for land does it still works?

      Hi Hamidreza! The land flipping business can work anywhere you can get property ownership data and unfortunately, it's a lot harder to get this information in Canada (and most countries, really) than in the US. The United States is unique in that way, so the course was put together with the assumption that people will be working in the US. And yes, direct mail still works great. It requires a little bit more of a push (sending out more units) to get the same number of deals these days, but it's still far less competitive than any other type of REI strategy.

      @@Retipster those 4 years with no return have already killed your investment. 12% elsewhere compounded annually means you've lost about 60% or so in returns already. I've looked into similar tropical plantation investments and every time i crunch the numbers the only ones making the real money are those companies issuing the bonds themselves

      @@Retipster i asked a few of them to structure the deal as follows. I will buy the land, they can operate on my land for free and we will split the proceeds after input costs (planting, labour, fertilizer) 50/50. They all said no. Mind you this way i would have less risk and about 50% return p.a. instead of 12-15%. Then you know it's time to run.

      @@forgotmyname11 yeah, I can see that. Though I will say, the end of the 20-year projection is very strong once all the trees are mature and producing a regular harvest (and the cash flow will presumably continue long after the 20-year timeline), so some of these lost years will be recaptured in time, assuming the projections pan out.

      @@Retipster it is rare for any business to exist for more than 20 years. Without the business operating there is no yield.
