I would find someone who owns one and work for them for free and ask them to teach you. Back in the day that’s how it worked. Blacksmiths etc.

He left the part out about that guy spending another $200k to make the property livable/sellable.
And get 27,000 of it!
had to stop at 2 min about the story of guy that bought duplex fixed it sold it, four plex fixed sold, .... he should have leased then refinanced to get his money out instead of selling. that way he remains in control of the asset and gets his money in hand as a loan that tenants pay for. thats what you call winning in real estate. but then again, maybe he needed to generate max capital for the next deal who knows i doubt it though. could have made it worked holding all those instead of selling.
Nailed it. A lot of people don’t get the point you just mentioned, and will even say it’s a bad idea because it involves more debt, but you’re absolutely right. Financial literacy is not as ubiquitous as it ought to be.
Tell me why I was thinking the same thing bro, he probably got taxed and cleaned really good, would've been way more cheaper and generational wealth in 15/20/30 years with it being paid off from tenants.
