Like some others have stated, it is nice but not $3 million nice to me after watching so many luxury properties in that region and others. Viewing luxury properties and learning from different realtors is a hobby of mine. I subscribed to see more of your presentations. What I liked most: Floors are gorgeous, and no carpet anywhere. Great windows and the WOW factor coming through the front door is good. Covered front porch, garage floors epoxied, I couldn't tell if there were lawn or electrical car outlets. A lot size that is mostly private. The patio in both spaces were inviting. Pantry space is huge. I hope they have a design team to help with the pantry and closet designs. Loved the light fixtures in the entry, dining areas and kitchen. All others lacked the luxury aesthetic. Layout overall is nice except for missing coat closet at front entry way and closed off of the laundry room. Seeing dirty laundry or active washing in progress upon coming in from the garage would be depressing. The undedicated space upstairs could hold a 2nd floor laundry. Opportunities missed: A little staging in bedrooms to sell the space better. Missing benches in the showers (except for the primary) Except for the one larger bedroom that seems to be at the front of the property, the other rooms look small for a home in this price point. Closets are too small in most of the bedrooms. Missed opportunity to have the fireplace in the Primary or a door out to the patio from the Primary. No hall or nearby coat closet for front door entering guests. The nearest is over by the kitchen and garage across the house as far as I could discern. Lights in bedrooms look like construction grade boob fixtures. I expected higher quality millwork on the baseboards and some millwork on the ceilings for the price. It was lacking and that would have made a statement throughout the home.

The home's features are unique. The fact that the powder room is right off the living room is a bit odd. There is not enough separation of bedrooms and quiet space. Yes, the house is beautiful.

There’s also a closet in the mud/wash room where you could install coat hooks or a bar for hanging clothes. The builder left it to the buyer to customize it to their liking which is typically preferred. 😁
