Very well explained, thank you very much. would it be good idea to make video on how to choose area e.g. doncaster in your case. what are things to consider. also how to see if that specific postcode has growth over the period of time. Is using sale history of property and near by areas good way to get sense of growth?

The pound £ being a fiat currency is de-valueing each year! so adjustments would be need to made on actual profits plus what about solictors legal fees etc?
Legals etc I put 5% this is just an example to get people thinking how it works.

No I think Auctions are great, prices have already dropped in them so you can pick up a bargain.
What about all the other expenses that go with renting the property out.

If you put 25k the mortgage will be 75k not 100k as you said
True its easier for people to grasp when we talk about 100k numbers.
Also you need to decorate the property, pay stamp duty and maintain will cost more then £50 a month. So no way you will get 17% return
Of course there are costs, but hopefully it helps some people find better deals than just going in blind.
