Hindi lahat preffered ang big living room. some of us hang out sa bedroom and dining/kitchen. Living room nowadays is for bisita lang which usually lalo na pag exclu village or malayong bahay bihira ang bisita. depende pa rin sa client kung ano trip niya. sumusunod lang si architect as long pasok sa building code. :)
If I bought it I would remove the maids room and second kitchen to expand the living room

Si Julia kung mapapansin mo yun camera laging nakatutok sa kanya. Hindi mo alam kug yun bahay ba o siya ang binebenta. tignan mo yun mga real property seller sa ibang bansa.
I like julia, but she got bashed too in the beginning until we got used to her style. There’s always a room for improvement. What they do is not easy, esp if you only talk as you see the house’s features. Maybe she could prepare the things she will have to say prior to shooting para di nangangapa, and next time just omit the story telling style. One day she will just surprise us, ok na sya! Go girl! :)

You are trying very hard to the point na stiff yong voice mo. You should just relax. Speak normally, hindi yong sisigaw ka. Hindi naman yong english language or accent ang problima. Sadyang trying hard masyado na lumalabas na may pag ka OA na. Just relax and think about you are just talking to a close friend or to a camera man. The house is amazing. Just improve how you present to be more appealing for potential buyers. Watch the guy in Metroguide realty, look how calm he present the property. Short & brief. Act more natural, more gentle voice. Ok lang medyo po-pause ka ng konti sa pag imik, let the house speaks for itself, para less annoying. (No offense ✌🏼) But you did great.
First of there's absolutely nothing wrong with the way she speaks. I can't expect her to talk as natural and as fluent like a typical American or British person. English isn't her first language. So she's just fine. Why be too critical about it. I totally get what she was trying to say and sell, that's what mattered. The house though, it's poorly designed. Why have a separate dirty kitchen? Why a separate maid's quarter from the maid's bathroom? Why even have a maid? Homeowners in Cebu can't vacuum their own floor? The dirty kitchen, maid's quarter, and maid's bathroom took all the space which could have have made a bigger space for the living area, the kitchen, or even add a den instead. A master's bedroom could have at least a tub and a walk in closet maybe?
Hello sir, thank you for your comment but just want to let u know that here in the Philippines, rich people usually hire house helper so we give them room/s where they could stay. And a dirty kitchen because we usually have dried fish and filipinos love to cook fried foods, and if they will do it in their main kitchen, it will worn out the main kitchen easily and would leave a smell in the whole house. If ure going to do those things in the dirty kitchen which is usually placed outside the house, then your house is safe from the smell brought by those foul smelling foods. Hehe

he presents the property very well but he lacks connection towards his viewers. he rarely looks at the camera, most of the time hes looking at the floor or the walls or anywhere but the camera when he talks... and everytime his videographer speaks, he doesnt seem interested (seems like theyre not friends at all)... if ynes has the personality of julia or producer michael, then it would be PERFECT....
It's a really beautiful home. However, this video was so hard to watch because of the host. She is so unprepared and says the wrong words..."this is an electric gas stove" 🥴 it was stressful to finish the video.

May I suggest a that before filming you do a dry run of what feature of the house you want to point out...that way you would not go”blank” when you reach an item of interest...practice a court of times before recording...if you didn’t think it was a good take “take 2” until you are satisfied.You might consider part of your filming crew to flash cue cards to help you a long.You’re already doing a great job... you oi have great potential...as a way to research watch

By the way just to let you know, I hope you won't mind you described the carport as a garage. There's a big difference between a garage and a carport. A GARAGE is fully enclosed structure that include a door and large shutter that gives you and vehicle access, also garages keep out anything and everything the environment can throw at your car. A CARPORT is a structure that has at least two open sides. The one you are describing on this property is a carport not a garage.

Concerning the maids quarters, there are no windows! Secondly, with this type of floor plan and torrential rainy seasons, interior and exterior glass walls gives me very unattractive surroundings. Homeowners, will definitely have to hire professional window washers.
The future owner of this house will have no headaches with hiring people. Im pretty sure money wont be an issue for them.

Looking at the comment box, people are more fixated to the way she presented the house. Totally overshadowing the whole tour. But for me, its a great house regardless of how it was presented.
Definitely going to put a gate on that one tho. And sayang yung layout ng first floor? Di na highlight yung kitchen and dining (my two cents tho.lol) mej malaki yung dirty kicthen/laundry room? And ang layo nung CR ng sa maids quarter? Kita kita sila na sila sa labas after showering? Hmm.
Mej pilit din yung pool I guess? 🥺
