    Which means $22,000 dollars can build a skeleton of 5-bedroom duplex which may consume another $22,000 Dollars to finish it up, while there are some people in diaspora who have over $500,000 dollars in their account but scare to start a foundation here in Nigeria due to bad siblings and relatives.

    No discredit to the video but this could be misleading in some way. The video is well detailed in terms of the preliminaries but I think people should begin to talk more about the actual cost of completing a house than mere skeletal structure. Since you or no one plans to move into an uncompleted house. I therefore think it is important to add a disclaimer or stress that this is merely the cost to raise the skeleton of the building ONLY.
    From experience, a good way to calculate the total budget of finishing a house is
    Grand total = amount to raise basic skeletal structure to roofing multiplied by 2 or 2.5 (depending on taste it could even go higher).
    In the case of this video, a good budget will be anything between 37m X (2 or 2.5) = 74m - 92.5m. It could even go higher depending on your taste and preference.
    Choice of roofing style and type per preference could influence price greatly e.g hidden roof requires decking work, Gerard roofing are more expensive than aluminium. Then afterwards, there's the stage for electrical piping and wiring (NB: wiring is extremely capital intensive - it is advisable to do piping only first and wiring later when close to completion and the house is safe to avoid thefts), plumbing piping, sewage tank, then we have wall plastering interior and exterior, POP or roofing ceiling installation, internal door and external door installation, tiling, wiring, overhead water tank, electrical fittings and installation, plumbing installations etc.
    All of these work stages that comes after raising the basic skeleton of the house are capital intensive and can never be less than the amount used to raise the building skeleton, so it is important to be aware of this and plan ahead so you aren't stuck along the way. Ire o
    NB: The cost in my explanation is not inclusive of other added costs for exterior beautification such as fencing and plastering, landscaping, gate etc

    This is a brilliant attempt. However, Lots of the materials are excessive e.g 250 bags of cement for the deck? Way too much! and I also wonder why one keeps buying wood and planks for form work at every stage of the work, why no provision for recycling of planks/wood for form work?

      Recycling wood is a good way to reduce building cost, however it depends on how they are handled on the site, the estimate simply shows the possible wood that maybe needed at the stages. Thanks for watching.

      You can't just say 250 bags of cement are too much without knowing the volume of concrete and the grade specified. What he did is commendable, it's just a template to build on. As an engineer you should know your quantities and adjust appropriately

      No, it's correct, it should be in the range of 200 to 300 bags of cement, when we mention 5 bedroom, note that room sizes aren't fixed. You can like your rooms to be 3m by 3.6m and I will go for 4.2m by 3.9m, these are things you'll should understand before coming to critique these informations. In all, a BOQ will give a good guide.

    This is just skeletal works, the main money starts from finishing works. Just make sure you have 70-80m naira before going into this project if you don’t want to have abandoned project.

      It depends on what you want, total cost German floor stage is like 12m maybe block work will take another 5m the next decking may cost another 7m and then roofing is by choice estimate 5m, when it comes to interior, the choice is yours

    Thanks for the nice work. I believe with an optimized design, the quantities of materials will be reduced. I don't know why you guys use quite amount of concrete on the top slabs, which ordinarily carry less loads, rather add lots of loads on the foundation, thereby increasing the cost of the building.

      Buildings in Nigeria are not expensive, it is location and the land that are usually expensive which makes the overall cost of building expensive.
      Imagine buying 1 plot of land for over 200 million naira, ordinary land oh just because it is in lekki phase 1. How much do you now think the overall cost of the house would be if it is to be sold?
      They’ll have to calculate the cost of the land into the price of the house.
      And we haven’t even calculated the cost of getting building approval and all other documents you will need so the government can approve your property. Plus fuel prices now is extremely high in Nigeria and you will still need to pay the construction workers and engineers that will build the house for you. All these things is why houses are getting costly in Nigeria.

    Why can’t you start up supervision company or construction company? A lot of people have money to build all these projects but who will you give the project? Some contractors will buy materials that is not up to standard, or some over price. It’s hard building if you are not in the country

      This video is a month old. Prices are not the same obviously and he did a disclaimer at the begining. This should just be a minimum estimate. A quantity surveyor can help you with a current price if you want to build

    You used 9" blocks for your first floor partitions. U used 359 bags of cement for deck casting. Your estimite is fucking high. I used 90 bags of cement for my four bedroom duplex decking with 6" as my partition blocks to increase space and reduce excess weight on the groundfloor.

      Don't mind him I have my own fix bed room duplex exactly 💯 of the as this but it didn't cost me up to this amount he said here and it's now plastered and still not up to this amount. But although it depends on where you are building your own
