In Australia we have rental real estate property managers. The property manager makes sure the rent is paid on time. The manager also conducts a house inspection every 3 months and prepares a property inspection report for the landlord.
Here in NZ it's similar to Australia. Tenancy evictions here are swift. If the tenant is in the wrong for whatever reason, evictions happen. You are given X amount of time to vacate the premises and police can be in attendance. There's no long drawn out process or court. We do have a tenancy tribunal, but if you wreck the property or fail to pay your rent and refuse to either make arrangements to pay it or engage in a meeting, your tenancy agreement will be terminated....

The laws seem to be very skewed towards tenants. They seem to not pay the rents and not maintain cleanliness, however, they have more rights than the owners that probably sacrificed and saved their money for a long time to purchase their properties. Absurd laws.

British housing laws are so weird. It's really quite ridiculous. How are people okay with this? For one thing if you refuse to leave you must be the one who bears the costs of your own removal! And this squatting nonsense, that's just utter insanity! the absurdity of these laws have given rise to a whole private industry for it.
I used to collect rent for derelict tenants & had to chase up the balance from 1 woman at the pub where she worked a few nights. She would give me a free beer but I convinced her to pay $10 - $20 more a week & in 2 months she was that week ahead so was never late again.
Hamilton went out of her way to help those people only to have her things stolen and her home wrecked. How could anyone live with themselves knowing what low life's they are. I wish this kind lady the best of luck for her and her child. Some people are worthless and don't deserve any kindness. Thanks for sharing.

The laws are set up that way by design because they don't want people owning homes or land so they make it as difficult as possible to deter people! And then after allowing homeowners/landlords to go into debt, then they also have to pay bailiffs to come and remove people?! In the US we don't pay for bailiffs to come, they just come on eviction day. We have a half double and live on one side and rent out the other side, and we've had to evict tenants before for not paying rent and the way it worked was you give a 3 day notice and if they don't leave then you proceed with taking it to court to evict them, and then on eviction day the bailiff came and we had to wait outside while the bailiff went in and made sure no one was there and once it was cleared, we had access and the bailiff left. There is no $1000 fee for bailiffs to come and remove people. Our bailiffs are already paid a salary by our tax dollars

Lies. Police don't get involved in the US and it takes months or years to get non paying tenants and squatters to leave. You have to hire a service or sheriff to evict. It costs 20-60k to get a stubborn tenant to leave because the tenants get free attorneys that can bring landlords to their knees in legal fees. Do your research.

Yes but it doesn’t always work. Once a tenant stops paying it takes months to get them out.

In Canada it would take me 6 months. Dependent on court dates and how far out the sheriff was booking.

In Australia the owner can come if they give 24 hours notice. Also the property managers do inspections every 3months .They can use their key to enter
