    The first 9 minutes are about losing the house. And I'm still not sure how they lost the house. The rest of the video is just ramblings about getting an apartment. We're in the market for a house and was hoping to get some valuable information to avoid her pitfall. But she left us hanging.

      Probably 8 months too late on this. But will list some points here for future homebuyers.
      - Find yourself a great real estate agent for wherever area you want to live in. Interview them, ask them how long they have been in the business for. Then ask them to recommend a good LOCAL lender. That's very helpful since the lender they recommend will most likely have a great and valuable relationship that will only help you.
      - Get your credit sorted out ASAP, especially if your credit score is bad. That could take over a year to fix. It's worth it in the long run to get a lower interest rate.
      - Last one: this market is bloodthirsty and wildly unpredictable. Be prepared to get rejected quite a few times due to higher (or all cash) offers. Don't give up and keep trying. Rely on your agent and vent to them if that helps. A good agent will do their best to get you your home.

      She said in the video they didn't include or incorrectly included some of her information, like self-employment income, for qualifying for the loan, so they had to come up with extra downpayment that they didn't have on hand.

    I feel your pain. My wife, kids, and I were homeless for a week. It was scary. We relocated for a job and when we arrived with a uhaul we found out we no longer qualified for our place. We had to live at my wife’s boss’ air bnb until we found a place. It was crazy. We’re home owners now but it’s definitely important to find a good loan officer and realtor. We had to fire our loan officer a month before closing on our home cause he was shady. Ended up finding an awesome loan officer that helped us close.

    really sorry you had to go through this. of course you've got to be on top of things and both of you were too trusting and inexperienced. but I do agree that the lender screwed up and should have realized that you were a young couple that haven't gone through this process before. maybe she/he was too inexperienced, too. or maybe just a screw-up and a bad actor. dunno. anyway, thank you for telling your story. i'm sure it will help others.

    I am so sorry this happened to you. But I wouldn’t blame the lender or real estate agent. The escrow money is clearly outlined in the contract that you sign and the lender didn’t make any money if you didn’t buy the house. It was a big loss for you the real estate agent in the wonder which sucks! But I wouldn’t put it all on them like she didn’t know, there was likely an issue with the taxes that caused you to fall out and it can take some time. She totally should’ve checked that prior.

    The difference between east coast and west coast. East, people tell you right away how they feel about you, a had to tell my wife its not coincidence, west coast people will smile in your face and talk to you even though they can't stand you. Next time don't smile when you go to the rental office 😡

    You turned down the first apartment because you didn’t like the way it looked…. Newly remodeled? That’s not smart when you don’t have a place to live.

    • @EsperanzaLorena
      @EsperanzaLorena  2 роки тому +5

      The point is that it was NOT newly remodeled. It didn't look anything like the photos online. I am a full time content creator so I need the interiors in my space to look a certain way. And I know what's best for me and my life but thanks for your concern lol!

    • @EsperanzaLorena
      @EsperanzaLorena  2 роки тому +2

      @Jam Frost Snow I was an interior designer before I was a content creator and I do make "temporary improvements" to my apartments but there is only so much you can do to an apartment lol. You can't just do whatever you want, you have to get it approved by the landlords. Regardless of that, I wouldn't want to put a ton of money into a rental lol but that's just me. I would rather make improvements to a property I owned!

    You did not close on the house. Why did you make an arrangement to move out and do all of these things before the house was for sure, yours? I am sorry, but this is both you and your partner's fault. Did you do research on the lender? At all? You did not do your research properly, and your lender sucked. This is one of your biggest purchases. You need to do your research and take this seriously. Also, did you have a realtor? A good realtor is supposed to get in contact with the lender and make things happen and this should absolutely not be a double agent or the sellers agent. You already pay for the realtors' fees during closing (well, mostly the seller does), it makes no sense not to get your own since you'll be paying for it anyway. It is recommend to NOT use the seller's agent because they are primarily working for the seller and they want to close on the house to make money. Your realtor should always have your best interests at heart. Did you interview several realtors? I have a feeling that you didn't. And did you have contingencies in the contract? One of the most common is financial. If you are unable to secure a loan, you are legally entitled to your deposit or earnest. Was this in the purchase contract...?
    You've done quite a few things wrong in the beginning. You did no research on a lender. When you speak to them, they are SUPPOSED to ask you for a bunch of documents, do a credit check, do employment verification, ask for 2-months of your bank accounts, ask how much you'll most likely put down as a down payment (the average seems to be 5%) etc. and then they'll give you a state letter that says that you are pre-qualified or pre-approved. If you wanted to test whether or not they actually have done their job, just ask them what your 3-credit scores came back as and you would've quickly realized that she hasn't done anything. You should have asked the lender questions and made sure that she absolutely DID run your papers. You did not do those things. That was not a good lender. Please pick up a book on buying your first home and actually read it. If you're self-employed, you should've done research on what that may look like or how that might effect your ability to buy a home.
    WHY DID YOU FIND SOMEONE TO TAKE OVER THE LEASE BEFORE CLOSING ON A HOUSE?! I am not trying to be mean here, but why would you do that?! That makes absolutely no sense! And the downpayment is supposed to be handed over on closing. You do give them a deposit called an earnest before closing, however.

      @blah21blah22blah23 2 роки тому +3

      Your comment is so on point. Her story of buying a home just doesn't ring true for so many reasons. At some point, the lender would have been asking for so many different documents and the realtor would have been in close communication with the lender and vise versa. You can not buy a home based on a preapproval or prequalification. There's preapproval, loan application, inspections, appraisal, underwriting, final approval. Also, it's extremely rare for a home to close in 30 days even in the very best circumstances. This story doesn't ring true at all smh.

    • @alastairmcgetrick2145
      @alastairmcgetrick2145 Рік тому +2

      Good points for sure (a tad harsh but true). You're not safe at all during the process until you officially closed on a house. Once that's done, THEN you can think about moving, buying furniture, etc.

    Wow, I am sorry this happened. There should have been a mortgage contingency in your purchase and sales contract that should have protected your earnest money! Sounds like you had a lot of incompetent people unfortunately! As far as the apartment not being your taste, who cares, it's temporary just move in it's a roof!
