    just took the test and there were 4-5 questions on appraisals and depreciation and one on the market value approach

    Your videos have been very helpful. theres only one other channel that i find helpful as well. amyways, i never leave comments, im not too gresat with computers BUT because i like your videos, i wanted to leave a little feedback. My goal with watching this 3 part series was to learn how to do the math for appraisals. You know something like.. " A house worth ##### today has lost 6% for 6 years. What was its original worth? Im seeing these on the test alot and Im not finding too many videos with the math .

      Hi Renae.... great and awesome question. Crime! Crime is an economic onsolescence and is curable by change public policy, enforcement, etc. We've seen examples of this all over the country including New York City in the late 80's and 90's... 😄

    Question, when you talk about making adjustments through comparison with the sales comparison approach, how would you know really how much value to add or decrease for say a bedroom or garage etc? Thank you, love the course videos.

      I think you need to know the square footage of the entire house to figure out how much a square foot costs and then figure out how much another bedroom costs. Elementary. If a square foot is about $2,000 and the bedroom is 15 square feet, then it's going to cost about $30,000.

    Thing I don't understand is why would there be so many topics/questions regarding appraisal when we are not studying to be a appraisal but a real estate sales person!!

    Did you give the cap formula backwards? Isn’t it income value / appraisal value? Or am I thinking of ROI?

      Remember the formula IRV... Net Operating Income (Annual) / Rate = Value 😉

    Not another appraisal video!. This is the most over thought innacurate process out there. Not at all indicative of buyer and sellers attitudes. Ridiculous!
