  • Sold - Cabarton Cascade Ranch lays south of Cascade, Idaho on Cabarton Road. The area is rich in history and wildlife. The town is located in Valley County and was originally established when logging and mining were its main industry. Today the town is a recreational get-away with thousands of National Forest lands, lakes, and rivers to recreate year-round.
Acreage: 202± acres of pasture land with some timber and a live stream. About 180± acres are in irrigated pasture for summer cattle grazing. Moores Creek flows through the property and provides irrigation water to the lower field via flood irrigation. This water is available until August, depending on weather conditions. Two wells provide the irrigation water to the pivot and the big guns, as well as the northern field. The northern portion of the land also sub-irrigates. The habitat on the property provides for frequent visitors of big game animals and birds.
Home: The two-story home is 2,838 sq. ft. with 5 bedrooms and 3 bathrooms. The open floor plan features a vaulted wood-lined ceiling in the living room and large windows to take in the view. A geothermal spring is used to heat the home and shop. The main floor geothermal heat keeps the house at an average of 57 degrees. An office, family room, and an indoor hot tub room are also included. The oversized single-car garage has been used as a big utility room for staging family adventures. Additionally, there is a covered pull-through that has direct access to the house. On three sides of the home are covered decks, the back deck has an expansive view of the land. The front yard landscaping includes a pond that can be fed from a separate well.
Out Buildings: The 26x50 shop has a 12x50 lean-to on each side, providing extra storage for firewood or other items. The shop is insulated, has 220 power, geothermal concrete heated floor, and three overhead doors; two of which provide the pass-through function.
Recreation: Near national forest and state land, Lake Cascade, and Tamarack Resort. In the summer and fall, you can hike, bike, ATV, water sports, fish, hunt, and horseback ride. In the winter, break out the skis, snowmobiles, snowshoes, and ice fishing. On and off the property, there is something to do year-round.
Development: The property stretches for almost 2 miles along the paved county road. It would make excellent building sites that overlook the valley. Being so close to town may make it possible to bring city sewer and water to the property. Develop all or just a portion of the property. Could be an excellent opportunity to share this wonderful location with others.
