Hi friends. My advice to all planning to invest.
1. First give priority to plots attached to the city for guaranteed appreciation and for livability in near future. Go for loan if you dont have budget.
2. If you cant afford to buy plots attached to city then choose developed municipalities near to hyd. Example sangareddy, shankarpally, ghatkesar, kothur, Ibrahimpatnam etc..
Don't invest beyond 1 to 2km from these places as the growth compared to city is very slow.
3. The above two investments are safe and independent to any govt changes or announcements.
4. Last option is to buy anywhere attached to highways or connecting roads between two municipalities but this is for long term only.

Sir 🙏 తిమ్మపుర్ railway station nearby areas.. just 16 kms from Hyderabad international airport.. From Thimmapur Railway station every 15 minutes local train to Kachiguda, Falaknuma Secunderabad..
At Thimmapur's Mallapur, a Big short cut to Chegur Shanti Vanam (Asia's biggest meditation centre).. at this place full of villas, big roads, more road connectivities, City buses Bus Stop, Full of greenery and beautiful areas, full of Organic vegetables available and pure milk available..
Currently at this area cost per square yard is very less, just 25,000 per square yard.. more advantage to our Andhra brothers.
This Mallapur is Not with 111.. this area is just outside of GO. 111

I agree with your analysis but you missed one big point. Kothur is 30 mins away from Kokapet SEZ where it has lacs of employment. Show me any area where prices around 15K and you can reach from that place to Kokapet in 30 mins.
Not 30, but 37-38 minutes, or close to 40 minutes. But yeah, I do agree that this is an under the radar area within a reasonable commuting distance to Kokapet.

@@passions9730 it's 36 kms from timmapur to kokapet NEO Polis but time is only 45 mints now. After Banglore highway expansion it might further reduce the time. And we are getting at reasonable price.. it looks worthy

Meeru chala correct ga chepparu, its a dead investment for another 40 years! ... I observed the same thing, something like BHEL and the surrounding areas took almost 40 years to develop, what would be the fate of these places in Shadnagar where no high paying employment is present? Only nature lovers can go stay there for fresh air as a weekend getaway ... something might change in the future if govt attracts companies or sets up metro or mmts so that people can travel within 30-45 mins into core city for work! that would change the fate of these places ... thank you for your insights!
But every one is Missing 1 point the present distance from Thimmaput to Kokapet NEO Polis is just 36kms which takes less than 1 hour for travel.. don't you think we can conider this as USP
@@kotturivinay23you're right, Thimmapur is very good investment right now. Prices for villa plots in commercial zone are still available just at 20k per sq. yard. 18 km to airport, 38 km to Gachibowli, 10 km to kanha Shanti vanam (world's largest meditation centre), 6 km to chinna jeeyar swamy ashram, etc. Upcoming 2 metro projects - one each in phases 2 and 3, upcoming my home smart City, etc.
It's the best investment right now in South Hyderabad along with Pedda Golconda/nagaram.
