    I owned a bed and breakfast. Over the course of eight years, I never once had a problem with guests. We made it so expensive that the rif raf stayed away. We hired a teen to help with cleaning, and we used the income to pay off the mortgage seven years early. The only downside was living like groundhog day, over and over. We were a small business that netted about $4000 a month. We spent about one hour per day on average working the business. We could have expanded, but chose to cash in the chips and move. We were landlords for years, and would say that the B&B was much easier, and much more profitable.

      Depending on the area, demographic conditions 🇺🇸, I'd say do NOT start a hotel, motel, extended stay. To maintain a living space for 10-200 guests is not for everyone. Heath codes, safety, credit cards/💲/payment, labor-staff, ads-websites-schedules, insurance. I worked as a security officer 👮🏻‍♂️ in a few places: central FL. Guests lie, fight, steal, damage property. Human trafficking, drugs, pest control can be serious problems. Mon to Thu most hotels, motels are barely 30% occupied. Metro Orlando.

    That personality point is such an overlooked thing but it matters alot, I was a salesman once and me and a coworker once competed on who would get the most sales monthly, I was about average but she would beat me every time but the difference was she was a very happy and optimistic social butterfly and I'm a very cranky and serious individual, so who would you think could better persuade random people to buy? surely not the guy with a frown and short patience.

    We bought a house to use for Airbnb in 2016. It got worse every year and 2020 was the absolute worst due to covid restrictions. Bars were closed so people would try to party in our house. Underage parties, unruly people, marijuana smoke all the time. I’d have to go over at midnight on a weekend to call the police and break up parties. We finally said enough and sold the house in 2021. Oh and Airbnb was the worst to handle. A guest could be setting the house on fire and they would expect you to “honor” the reservation.

    The customers you talk about always complain just to get a free night and are mainly douse bags that want their way I know I work at a Marriott.

      To be honest, about 60% of US 🇺🇸 hotel brands, properties across the nation are owned by Indian or South Asia immigrants. They already expect the problems, flaws, stress of these types of business conditions. I did approx 3yr in Orlando.gov area, 👮🏻‍♂️ security officer(armed & regular patrol). I saw ODs, domestics, thefts, suicides, human trafficking, fraud(fake 💵, fake IDs). The local police or county sheriffs are lax, unconcerned about helping hotels, motels. A problem hotel may be seen as "cheating guests" or a drug haven.

    Don’t use your funds in a franchise. Start off with a tiny house which can average $5000 a month and then grow from there.

    First thing I would buy in my hotel is a trash compactor .
    I would need a reason not to throw some of those people out the window with the rest of the trash. The only downside would be the heavier bill I would have to pay for frequent use

    I think it's wise to first work with single home rental properties(owning quite a few of them) before moving into commercial property hotels.

    You are not being negative, people just don't like their "great" ideal shot down. Only it's the same ideal 100's of others have thought of so it's not only not "great" but it's saturated. What is so special about you that you'll make it work when others have tried or got in early when the market was new/down/not widely in the news.

      Buy a small hotel in Daytona Beach FL or Kissimmee, Orlando FL. A year later you'll feel like you were in Iraq in 2003/2004. 🥴

    You know you CAN hire people to deal with these type of situations. the owner doesn't have to scrub the toilets or deal with irate customers. I guess it depends on the size of your business.

      100% correct - mentioned that at 11:40. Most people considering a B&B are looking for a Mom & Pop situation. Smaller B&B's with just a few rooms don't have sufficient margins to support staff. But if the budget is there - no cleaning toilets! Thanks for the comment.

      False. I worked at a few Orlando.gov 🏨 places. 2000s era. Do NOT buy or start a new hotel in a urban area, tourist area. Human trafficking, theft, drugs, scum, domestic disputes(cheaters), employees steal $/damage property. + there are state, local code enforcement/safety/fire 🚒📑💲... hotels-motels are not smart.

    I grew up working w my parents motel and bars/restaurants. I have to say: it’s constant work, and women complain about everything and make even transactions they aren’t “complaining about” complicated. Men are easier, I wouldn’t want a business that attracted many women. I just wouldn’t. And it’s true, you learn to be very “good with ppl”. Despite this negative comment I’m one of those ppl now because of growing up in these mentally and emotionally draining environments. But I’d still leave hospitality and service industry a one star review. Lol. It sucks.

    First time I've watched you. I don't find you negative at all. Sometimes people need a reality check as they are too excited living in a dream world. Best to make sure you have all facts and figures as you don't want to pump so much money into something for it to fail.
    Negatives can be turned into positives. You just have to find solutions

    I would be hesitant if for no other reason a hotel or BnB that plays by the rules, pays business taxes (that includes charging the usurious hotel taxes that many cities and counties have come up with, commercial real estate taxes and payroll taxes if you have any employees) will be competing against people who are renting out residential properties on Air BnB.

I hear the heartache firsthand from people who lost their retirement savings because of a bad decision. If you want to begrudge someone from trying to prevent hasty decisions, do it somewhere else. I never said people don't make money in this industry, they do. But some people, had they had been informed of the downsides, may have made a different decision and avoided a lot of heartache.     I am curious what is your opinion on operating a hostel in a popular destination town or major cities? Since the metric of occupancy is based on number of beds available per night and the budget-friendly pricing allows higher turnover at a significantly higher revenue!

      How do you explain the videos where we interview people who lost their money to franchises? Or the videos where we could make a commission but choose instead to provide a warning? I have seen hundreds of people over the years lose their money due to not understanding the negatives of a business. In a world where everyone touts the positives of business, we simply provide the counter argument.

    I was thrown off seeing the numbers and realized these were Canadian figures. Had to convert the numbers into real money.
    Jokes aside I've always been very hands on with business and skeptical about how hands off these businesses can be and still profit. Am I being unrealistic in thinking you really trim your profits when you need to hire out for a general manager and other staff and/or outside company for things like cleaning? Can you really expect to make these figures when you just setup or even just buy the business and leave it largely to run on its own?

      I remember Microtel starting in the late 1990s. They made several changes & had a good concept. The 🏨 is still around 2020 but I would not suggest a hotel for a business in 80-90% of the 🇺🇸.

    Robert you are in Canada, but Fanny Mae and Fredy Mac are US institutions. Does your consultancy refer to Canada, the US or both? I would comment that the restaurant might be much cheaper because it is on rented property. If your business fails you can more easily loose it all. In the B&B the assets represent a larger part of the investment.

      Very true, although the liquidity of a B&B investment is questionable - especially in the current environment. We have several in this region that have been on the market now for 2+ years. A B&B is more of a lifestyle investment in most cases, and admittedly there are many (well suited) owners who are happy with the decision. We service Canada and the USA. Thanks for the comment!

    Im 17 and came across your channel today when looking up franchising. I wont be 18 till may but my job at walmart definitely wont cut getting the funds for getting anything on this channel.       I know someone who airB&B'd her extra bedroom. 90% if her customers were people who had to have a full kitchen to cook in (on special diet) because they were in the city temporarily for specialized medical treatments. She never had a problem with anyone and eventually met a wonderful person who became a permanent room mate which was even more profitable so she ditched the AirB&B.

      Welcome to the world of Amazon. It's no secret why they are closing. Underperforming stores, market saturation, desire to focus on e-commerce. They aren't opening many stores either.
