    Plan your space wisely
    Before you get started, consider your lifestyle and habits. Will you need space for children or a larger living area for retirement? Are you planning to buy an extra car or gym equipment? Would you prefer a bigger kitchen to a second bathroom? Spend time thinking about how you’ll use your new home and get professional plans drawn up and agreed on before any work begins.
    Hire the right experts
    Make sure you hire licenced builders and contractors that have proven expertise in building homes similar to the one you want. You may like to ask people you trust for recommendations or interview and get quotes from a variety of general contractors. If possible, look at previous homes they’ve built and talk to the home owners to get an idea about their experience. Look for a builder that abides by codes of conduct and practice and search industry bodies such as the Master Builders Association or the Housing Industry Association.
    Understand the legalities
    Before you or a tradesperson starts work on your building project, contact your local council to find out whether any permits are required. Information on regulations and requirements vary by state, so consider information that’s relevant to you:
    NSW Office of Fair Trading Home Building Services
    QLD Building Services Authority
    VIC The Building Commission
    ACT Planning & Land Authority
    SA Office of Consumer & Business Affairs
    WA Builders Registration Board
    NT Northern Territory Department of Planning and Infrastructure.
    Don’t cut corners
    Try not to use inferior materials, particularly on fundamentals such as building materials, foundations, floors and walls, wiring and plumbing. It’s easy to change the paint colour on the walls, but making major changes after the building plans are finalised and contracts are signed can increase your costs and cause unnecessary stress.
    Watch your budget
    Avoid paying for everything up front and plan your budget realistically. You should factor in extra funds for unexpected costs and keep in regular contact with your contractor to make sure that building costs are staying on track.
    You may like to talk to a lending specialist to help you prepare your finances and discuss our home loan options, including our Construction loan. With a Construction loan money is released from your loan in stages, aligned to the different stages in the building of your home. This saves you money, as you only pay interest on the progress payments made until the loan is fully drawn.
    Find the right house for your land
    The size, shape and slope of your land is an important factor in deciding what home can be built on it. You don’t want your garage on a strange slope or a living area that doesn’t get much light. Location is everything, so work out where you should build first, before deciding on the design of your home.

    Hi thanks for you video .. i was going for 2 builders but after Covid happened the property prices dropped and so did the loan amount we were able to borrow so we canned the project yet one of the builders still submitted a tender and we advised them we could not afford their build, they came back with a lower priced tender and we still could not afford it and told them how much we had to spend and even issued them a land survey before any tenders for the fixed total cost to make sure the tender included everything due to the slope of the land. So they submitted a third tender meeting what we could afford , so we paid them for stage 1 and 2 out of good faith , before the drawings were complete 2 days after a meeting with the designer the builder informs us the build will cost an extra 27k we asked them to draw a plan that would match or tender they said it is not possible and said they could remove inclusions to lower the cost but we could not have it done for the amount on the tender .....is this legit ???

      What a headache! how did you go? You can always email the guys if you still need advice. They're pretty good with replying. I hope you sorted it out.

      So sorry to hear. This is where you might need to get some legal advise to run through the contract and see if they are within their rights to do this. I hope everything gets sorted out.
