The come-to-Jesus moment for overleveraged people will be their mortgage renewal dates in 2025 and 2026. I will let them meet the lender first and then I will buy. BOC policies have reduced the number of first-time buyers and I think the only way for them to regain affordability is to keep rates high for a long time. The market is still asking for pandemic era price and sellers will not realize until they go for renewal.
boc won't and must not change the interest rate if the US won't. Now Canada's currency is under pressure. if the interest rate in Canada cut means loony goes down and toonies will be new loonies! and when loony goes down means everything in Canada gets much more expensive and results is a poorer country. People keep saying this yet we've had times where the dollar dropped to 60 and no inflation.The issues which are not being fixed are productivity and investments in tech and resource processing, refineries. I'm already researching other countries , which I never thought I'd be doing, if the next election doesn't result in major changes. I have properties, just fed up paying more and more and getting less.
