      Hi, I will be doing another detailed one once the construction begins as the pricing will be revealed but for now it's about 8k per sq ft

    Arihant aspire or Balaji symphony which is going to be better for future investment??

      Lets decode it - Balaji Symphony is under Gram Panchayat and the day it comes under PMC I anticipate spike in return other than the regular appreciation that would happen.
      Arihant Aspire - I is was informed by the sales team, its under PMC (I cant confirm that) but majority of the return will be taken by the developer at the initial level. The delivery timescale is high. Which means you would be paying EMI's a lot ahead before getting the possession.
      Please don't look at absolute return - Look at CAGR to understand how much return you are actually getting
      For Eg - If you buy for 85 Lakhs and after 5 years the property price is around 1.15Cr then essentially you have earned only 6% approx which is less than the Interest rate on you home loan.
      Yes you may have earned rental yield but that again wont be more than 2-3% which is again 6%+3% =9% .
      So your money is growing @ 9% and your emi is at 9% hence technically speaking you are not making any money. You need to invest in a market that will give you grates than 10-12% to make some money. Also lets not forget Capital Gain tax that needs to be paid if you are earning more than the index.
      Arihant in my opinion will be better of the two, purely from Investment perspective. Because the other 2 big developers in that location are charging Bomb Sai World City and Marathon Nexzone but there is another developer who may steal the show Todays Amode, I havent visited the project personally but it looks promising from the outside.

      PMC busses available Railway station about 2.5kms and 8k approx per square ft
