Very knowledgeable about how houses are made and how to make sense of them and succinct. I’m an amateur house inspector as a hobby. Very informative video. Thank you.
This was one of the first videos I viewed after going under contract for a new build home and it has been extremely beneficial. Not a lot of videos like this which inspired me to share my new construction experience. Thanks so much for sharing!
The shower is recommended to be copper pipe because it’s more rigid, though plastic pipe is used it is just harder to make it rigid and be steady in place for the shower.
Nice fallout of the bowed stud. Just walked an unfinished home, the lower floor was all drywall, except for a portion of the wall, there were 3 bowed and broken studs, and they filled the window opening with wood (assuming it shattered).
Thanks for the nice words Jeffrey, I appreciate that. I've been doing this a long time now and it's never a bad idea to keep learning. Hopefully your agents will see how much better they can sell when they have more knowledge.
Got to love neighborhoods back east. Here in N.M. houses are packed into neighborhoods. My neighbors are less than 10’ away on either side of my house.
Leigh, I love your enthusiasm Im in the pre construction process. My builder is redoing the design plans for the house. You mentioned what the best lots What about corner lots, flat? We need a flat lot because a pool is also a part of the plan. What about retaining walls? Do they decrease the value of a home? Ours won't have one, but I'm curious. We hope to start building next month.
Corners carry a premium with most neighborhoods because they don't have as many neighbors. =) BUT you have to plan for privacy for the future. Retaining walls don't necessarily change the value as long as they are done correctly and have great aesthetics. I would still confirm both of these with your local Realtor® as your market may have different opinions!
Great Video and thanks for doing this video. Question: Just under way on a build on your lot build right now and they just put up the forms no concrete yet but man does the slab area look small. The home is 2860 sq ft single story with 4189 under roof due to wrap around porch area. Please tell me this is normal for slab before pouring concrete is normal to feel small? I'm kinda freaking out right now on this. My builder also did a 3D sketch of home sketchfab.com/models/144b3224bbc241fca33fa4e336cae94d
ayeikat What a great question! With new home builders, the process is treated just like you would be purchasing an existing home! In other words, no draws! Sometimes you may need to pay a commitment fee to extend your rate lock so you don’t lose it during the construction process, but at Guild Mortgage that fee is applied to your closing costs. Builders will require you to pay a deposit up front, but that money will be applied to your down payment and closing costs as well. The process is extremely simple, and I would be glad to get you pre-approved so Leigh and her team can find your perfect brand new home. If you would like, give me a call at (803) 389-1993 or email me at joseph.baker@guildmortgage.net and we will get you started! I look forward to chatting with you soon! -Joseph Baker, Loan Officer, Guild Mortgage

Love North Carolinians
She said alien infestation 😂
Since we cannot confirm nor deny their existence, we can't rule them out 😂
She sounds like my teacher.
I checked a lot of handbooks with woodworking plans. Instructions from woodprix are the best I think.
I'm a lady, and I love the private potty room...
I want my realtor to be as ugly as possible
