I was a carpet installer for 27 years. Lost count of the people who insisted their pets never peed on the carpet. My usual response was 'Well SOMEONE was peeing on the carpets. I don't really care who it was."

@Gzus Kreist not all Tenants are absolute scum. I am a renter of 16 years and my rent is always and has been payed in full and if I break anything by mistake I always pay for it. Good example I had a cleaning company come in and deep clean my fridge, and bathroom every week. And the maid damaged the glass shelf in my fridge it cost me 125.00. I look at it this way I hired them so it was my mistake. My landlord told me he wished there where more tenants like me. So when you call all tenants absolute scum I and alot of good tenants take that has a insult. God Bless.

You told her the truth as calmly and professionally as anyone could ever have done. Your documentation of your tests and rational was great! If it ever went to court, you evidence would definitely stand firm. She needs to take control of the situation and stop it or she will end up without a home.

I will never be a landlord for this reason... People suck. Legitimately it could be a kid sleepwalking and peeing, I've seen that, but she's claiming it still happens when no one is around. Tell her to white sage it for peeing ghosts 😉 I've seen weirder sadly.

I remember a case of this "Human urinating in the home!" blowing up in Baltimore back when I was in K-12 (20+ years ago) and the news report said that after setting up a CC camera, someone who had lived in the home BEFORE was going in and urinating on the floors.
When you told her it was urine, she didn't bat an eye. She knew.
I disagree something in me felt like she really did not know. Like why would she pay money to have somebody check her house out if she knows who is peeing on the floor? That would be a waste of funds

I think she has a sense of what is going on because once the Twin started suggested it was urine she started biting her lip showing how she was distressed. It seems like a small amount of urine for a human adult, so it does point to a small child. If there are no animals in the house, then she should be honest with herself and realize it could be the grandson. EDIT: The twins confirmed it was the grandson who is autistic. The tenant probably had some idea of this but didn't want to face it. Hope they have figure out a way to help her grandson.
That tenant should pay the bill for the replacement of the flooring , repairs and all of the contractors the landlord had come out.

You are so respectful and professional in the face of obvious BS. This definitely tops the time I had to ask a coworker to stop picking his nose before touching papers we all handled.
Definitely need an update on this one. Next test should be find out when the person suspected of doing it isn't there at night and clean up the plastic, then see if there's urine.

The suggestion of setting up a camera to rule out a person urinating on the floor was great. That's exactly what I was thinking when she said no one had been inside the room. I also found it odd that the first thing she said was that no one had been in the room recently when you mentioned the fluid on the floor was urine. It's not normal for someone to assume right away that a person had urinated in the room because it's not normal for people to urinate on floors, especially when you hadn't mentioned to her that it was human or animal urine.

@@Un1234l - She had previously mentioned that no one sleeps in that room (@3:06), indicating that the room hasn’t been accessed by anyone recently. So, no, that’s not what she meant because she had already told them that it hadn’t been accessed.
Based off all tests done to rule out leakage from structural damage, the room LIKELY had been accessed by a human who was likely urinating on the floor because the fluid on the floor smells and looks like urine. It wasn’t coming from the ceiling, it wasn’t coming from the walls, rats or rodents weren’t the ones urinating, so unless it was a ghost with an overactive bladder, it was most likely a human urinating on the floor. And she most likely knew that it was someone peeing on the floor because the first thing she said when homie told her it was urine was that no one had been coming in there. He didn’t mention it was human urine; if I had been the landlord and I didn’t know it was a human peeing on the floor, one of my first questions would’ve been, “So, do you think it’s rats peeing here?” He would’ve then explained the tests he did to rule out that I didn’t have a rat or rodent infestation.

Yeah sometimes you have a problem like that with somebody with issues and there's so many things that you're trying to fix you don't catch it for whatever reason maybe it's emotional or you're just exhausted. She knew what was the problem all along. Look at her reaction when he said it might be a person urinating in the spot. I had an upset tenant in a unit tossing toilet paper into the wall behind the toilet. They broke thru the drywall and used it as a garbage disposal for dirty toilet paper. To say the least, it was a hell of an adventure to remove all the dirty toilet paper and sanitize everything.

As soon as I saw that puddle I knew it wasn't rats. My kids had about 15 pet rats at one time and what I loved about rats is there was never wet bedding or urine smell ever. When it's time to change the bedding it's more of a poop smell. When they were out of their cage which was everyday, not once did I ever see a wet spot left by them. Now mice really leave a urine smell.
Yeah when I seen the shear volume of urine, I knew it wasn't rats. You would need hundreds to get a puddle that large, and at that point you'll see far more signs than a few holes outside.

I agree that it wasn't rats with that much pee. But rat urine definitely stinks just as bad as mice urine you were probably just desensitized to it. It all has urea which is what breaks down and turns to ammonia.

When I was younger I would sleep walk and go pee in the middle of the night, and not always in the toilet. My son would pee in his laundry basket while sleep walking. He even used the kitchen trash can once. If its the kid he may not even know he is doing it.
Can always use a portable toilet or pee bottle made for females.

@@tolfan4438 I am not offended, I am a manager of 2 apartment buildings a total of 87 apts i agree with you trust me when I say there are alot of nasty people out there. Have been doing this job for over 16 years and it still surprises me when I do moveouts and inspections. But with that being said I also know of some very good renters that are low income that keep there places clean and pay rent on time has well. Being in the rental business you always take your chances. GOD bless. 😁

Needless to say there was 💩 all over the walls and floor finger smears. We came to the conclusion it was the lady that reported it. Cause when she walked out the door there was 💩 on her pants. So yes people will do nasty stuff like that and blame it on others.

Had a lady poop herself at my register. She was older and left a pile of steaming diareah on the floor. She paid for her stuff and waddled to the bathroom. She left a trail.
Another time a mentally ill man went into the woman's bathroom and ruined yellow poo all over the stall floor, walls, toilet, even the roof. He was mumbling to some young girls in the bathroom and they told me and I told management. Wal-Mart. So fun. Working in the pharmacy was even more fragrant 😵
This happened to us too! Epileptic meds caused my son to sleep walk when he got up to pee at night when he was young.
Glad they found the sewer leak and the rat infestation. And amazed that so many professionals missed it.
Ambien and Lunesta have sleep walking side effects. And have adverse side affects in the aging brain. Question has there been any medication change? Lyrica had strange side effects for me. They weren't listed in the common side effects but in the "rare side" effects.
As for the grandson. Make sure somebody was not abusing him❤ sometimes a change in behavior has a deeper meaning. And with technology there's a lot of online predators!! Even if he doesn't leave the house doesn't mean it's not happening at your home.

I lost big chunks of time while taking Ambien. And i apparently took a razor to my ankle and i honestly dont remember doing it. My husband and son told me it happened, so i was quickly taken off the Ambien.
After the major surgery when I had cancer Lyrica destroyed me. I literally couldn't talk. I would say "good morning" "can you help me" and only thing everyone would hear is gibberish. Huge gaps in time also.

I could very much see a sleepwalking situation. One night I was sleepwalking and turned on the bath tub faucet and closed the drain. I live in a condo on the 3rd floor and the water leaked to the 2nd and first floor units. Eventually the building caretaker used their emergency key to unlock my front door, saw through the security chain, and turn off the water. The nexy morning i woke up and stepped out into the hallway on to soaked carpeting. I had no clue what happened. They told me they could hear me snoring away and even after yelling my name several times I didnt wake up.
Fortunately, my insurance covered everything. After that, I put a sensor on my bedroom door which would sound an alarm when opened so it wouldnt happen again!
My husband did a drunk sleep pee. It was horrible to watch but funny to talk about. He doesn't remember a thing

I like the way you handle this one. It's got to be stressful driving to the house and anticipating her reaction once you tell her what the problem is.
She said nobody has been in the room but clearly the room is lived in regularly.
So many thoughts on this. First, I commend you for the way you dealt with it in terms of letting the tenant know. You gave her a warning shot, and asked for her permission to be honest with her. You explained it without accusations, just explaining what you discovered in your testing, and how you eliminated all other possibilities. The evidence was right there. And if I were the landlord, I'd be very thankful, for that would be clear evidence that the issue is coming from the tenant should it ever go to court. Nice work. (I'm frankly surprised she allowed you to film her and put it up on UA-cam!)

@@audhdcreativity5899 You're completely right. I was baffled seeing the amount of comments hoping they get kicked out. They assumed the woman was behind the urine problem and didn't really consider if she had any health issues (like sleepwalking or something), which is upsetting.
We found this on a job years ago, we diagnose it was the child sleepwalking and doing it in the same area, but the mother would not accept it, even though we showed the board surface was wet, while the underneath of the boarding was dry.
I dated a man who sleep walked, and he peed in my shoe in the closet.

That was my first thought. People do all kinds of bizarre things while sleepwalking. I gave myself second degree burns. Putting up a camera is a good idea. If she finds out it's the child, he should not be punished. He is either sleepwalking or has a psychological issue.
Yea - we knew a man with an older teenager not peeing in the toilet but on the wall behind the toilet, and frequently. There was a lot of pee, looked like an ongoing problem and it wasnt being cleaned up either. The Dad, said he couldnt help it, so his response was to just live with it seeing nothing could be done.
The teenagers grandparents also had a loo that just peemanently reeked! - 'of a foul stale urine smell. They tried to convince me it was normal for males to be like that, but i think not so. Btw the back wall of that toilet was on occasion just flooded with urine, swishing with liquid urine. Ughhh!! No doubt it was slowly going through the wall and repeat. I think the grandmother began helping out occasionally with a mop and bleaching it, after I finally had to mention it seemed to be a bit unusual and a bit of a problem for other people using the same loo, and to think of the building becoming damaged inside the wall!. Otherwise, the guy just seemed oblivious to any health or other issue about it all. It mystified me as to why wouldnt he clean it up, and had it become accepted due to no one wanting to talk about it, or embarrass anyone? Someone has to bring it up eventually, cant continue doing that!

I do mold remediation in Atl for a mega player home rental company. I have to go out and find leaks while submitting my proposals for the remediation. I've been on countless jobs that appeared to be foundation, roof, Plumbing, hvac etc and found tenants sabotaging to get breaks on rent. Even vendors saying theres no leak and I find a leak under there fields in minutes. I live your content keep up the good work! 👍
Tell this tenant that you have collected the sample of the urine per the landlord’s request. The landlord is probably gonna to do a DNA test to find out who actually pee over there.

Good work being open and honest without any hint of condemnation or contempt! I do property maintenance for rentals and much of the work is psychological requiring a lot of diplomacy when getting to know tenants and entering their homes to do the necessary repair work.

I think she already had an idea of where it was coming from, she just didn’t want to admit it.
Now she just needs to put a stop to it.
When I was a child I was so fearful to leave my room at night I felt like I had to pee between the bed and the wall and hope my dad didn't find out. It may seem unreasonable to an adult but my undeveloped brain and some abuse led me to fear going to the actual bathroom. Never can tell what could be afflicting a person and why they do some things that just don't seem reasonable to a "normal person". With that said I believe this gentlemen did a fantastic job all around. I wish I had his company in my town. The tenant wasn't too bad. She didn't seem to be as consistent with her documenting but it's not her job. I don't believe she had any ill intent. also I don't think she was rude at all while holding her phone. She was clearly making eye contact and listening. She may have been recording the conversation or had a person on a call that wanted to listen and that is totally fine.

I was actually about to comment something like this. Another issue could be that the toilet looks gross or dirty or the bathroom in general looks like that bathroom from the movie Saww. So the kids just afraid to go in the bathroom and its easier and safer for him to walk in that bedroom and go. I'm wondering if the kid sleeps in that room when staying over.

In California, you can not stop paying rent just like that. You have to put your rent payments into a bank account where it stays until you go to court and make the landlord fix the problem. Once the problem is resolved, you have to give that collected rent money to the landlord. The landlord has up to 90 days to resolve the problem. But you cannot continue to live there if they don't repair the issue. The landlord can evict you if you withhold the rent and not take it to court. And you'd better be prepared to show that bank account with the rent money in it because the judge will want to look at it. And if the landlord can prove that the tenant has caused the problem, they can both sue you and evict you. So she can't just stop paying rent unless laws are different where she's at.

As soon as he started with "I'm going to be honest what I think,..." before he even said "urine" you could see by her demeanour that she knew what was coming, then the way she was trying divert attention; hhe says he knows it's not coming from the walls, she responds "I don't know what's wrong with the walls there's black smudges on it". She knows what's up.
No one was in there??? However, just the day before when he installed the plastic, the room was clean and bed was made. The very next day, the room is trashed. Yet NO ONE was in there????🤔

Great professionalism Twins! That had to be the most awkward conversation to have with someone. Soo good job on keeping it calm cool and collective. To add, I think this tenant should cover all past and present costs for damages and repairs and for every contractor that had to come out. This isn’t a problem that has just happened this is months and months of “late night episodes” annnd when she said that it happens when the boy isn’t there to is a lie I think she is just noticing it a day or two later after the fact. She wants out of her lease, and or looking to make a claim for money. The landlord should let her out of her lease early. If the tenant will not leave then definitely don’t renew. She’s probably done this before and was able to get some money out of it.
I think that's assuming a lot. I think it's unlikely the ten ate would continue that ruse when it would be instantly exposed. Honestly, my guess is carbon monoxide. There was a case of a guy finding strange notes around his house that wasn't in his handwriting. Turned out there was a lot of carbon monoxide, he'd black out and write them but had poor motor control due to the CO poisoning. She should get a CO detector.

I have personally watched someone peeing while drunk sleep walking. It is very real and they are unaware
When I was about 20 I had a rommate in a dorm room that was passed out drunk, he got out of his bed walked to his closet and stood in the corner peeing, when he was done he kept trying to find the flush handle with his hand. after he tried flushing three or 4 times he went back to bed. I always assumed that he opened the wrong door (the bathroom door was between our closet doors) and in his drunken state just thought he was in the bathroom.

Yes it absolutely could be a sleepwalking problem BC it happened with my sister, she put up camera and caught herself eating ect. She could have just been to embarrassed to question it any further, I know I would be esp being filmed

You did find a small leak under tub and rodent issues into the sewer so are they fixing these problems so they don't get bigger? The tenant is going to do detective work to figure out the other, but I would be curious to find out what she finds out?
This breaks my heart in both sides just finding out maybe your grandson is handicapped and also doing this.. you want to be there to defend him.. but also in denials of it.. very hard to handle in this situation but you was respectful and honest.. It could but legally speaking you'd have to get the written consent to test it against something. They could easily test the urine, but they'd need to collect DNA samples to test it against. My suspicion is she knows but doesn't want to accept it, which many parents do. I've seen parents rationalize absolutely abhorrent behavior from their children and grandchildren many times.

We had a problem like this on a site I worked ok. There was a leak that ruined part of the floor and made the whole floor (business) smell like sewage. They ripped the entire floor off and found nothing, nothing in the walls or roof. There aren’t even any pipes near where it happened. They refurbished the entire floor and a week later the “leak” came back. I instantly noticed the smell. Turns out somebody had just been using this 1 room in an office building as the toilet. We checked the cctv and eventually an entire team got fired for not doing their jobs and 1 of them was the phantom urinator.

sort of reminds me of the time i got nearly blackout drunk, stumbled home while my mum was asleep, pissed all over the bathroom, puked on my pillow, ripped the sheets off my bed, fell asleep, and woke up like "shit... what happened here"

Man, the shit you find when you start working inside peoples' houses. I used to do some water damage work on the side forever and a day ago. We found an entire bay inside one of the bedroom walls, full of chicken bones, eggshells, napkins, and dirty diapers. That shit was fucked up. The fridges were the worst though.
I had a customer who swore the new toilet we installed was leaking around the base. I went out 3 times and each time it was urine on the floor that was 2inches away from the base of the toilet itself which means it didn’t travel from the toilet. I explained to him that the toilet is fine and that someone is peeing on the floor. He lived by himself so it could only be him as he also has no pets but still I’ll never say “your peeing on the floor” I said “someone is peeing on the floor” I pulled the toilet twice and replaced the wax seal. I was never able to replicate the leak. Maybe he has bad aim during those middle of the night have to pee really bad moments. In the end he still thinks the toilet is bad.

No camera, but what if you talked him into taking azo (to turn his pee darker), then set up puppy pee pads, taped to the outside so they’re half on the outside of toilet and half on the floor, then see what happens when he pees. He’ll know with certainty if it’s his urine or the toilet leaking!

I bet she doesn't know urine contains the DNA of the person who generated it. Get a DNA test on the urine. Ask her for a DNA swab. If she declines, sue her for costs of all those experts and damages to the property.

This reminded me of an incident that occurred shortly after we had moved into a house when my now grown son was 4. My mother who was babysitting my children when I was at work (I worked 12+ hour shifts) noticed some wet carpet right up against the wall behind the toybox in my children's room. Since the other side of the wall was the bathroom tub and the house was an older house, I called my handyman to check it out. He even went on the roof, checked out the tub and finally smelled it and said it smelled like urine. Yup! It turned out my son was peeing behind the toybox. It was major embarrassing, to be sure!

I think she was recording his answer. As a tenant myself, its a good idea to do so when dealing with repairmen. Saves on he said she said with landlord.
