    Great job, very informative. I was an IFA a number of years ago and did a fe mortgages here and there. I’m considering setting up a mortgage advisory business so this was a fantastic reminder of the basic outline around the job in hand. Many thanks

    I have to respect everything you do to help mate. I spoke to you earlier this year about doing cemap and I have started studying at home, I’m doing it in my own time.     Great video Gary. I’ve been stuck in IT industry for a few years now, money & hours are good but I hate it. At 27 I feel like I need to make the change now or I never will! This video has given me great insight on how to get the ball rolling for a career change into something I’m more passionate about! There seems to be quite a few trainee roles in my area, hopefully still be some around once I’ve completed CeMAP🤞🏻 Shame none offer a traineeship alongside your studies. Keep up the good work👍🏻

      Thanks Ross, estate agents tend to be a great place to start to get the initial training and knowledge. We will have a training scheme soon for newer advisers once they have gained CeMAP

    I’m thinking of this as a new career ,43years old . Been out of work for a while and this is a total 180 to my current career and I’m bricking it 😂.

      Accept that 12-24 months is a steep learning curve and low income

      Yes, I know a few people who started as a Mortgage Broker on a part time basis but be aware it is a very time consuming role!

    A very informative and interesting video
    I am also based in Chelmsford.
    I'm a 54 year old city broker with 20 plus years in commodities.
    In Jan of this year I was put on garden leave and now looking to change careers. I have always had an eye on the mortgage advisor role, so this is a good insight your world.
    Can you tell me Gary, is equity release a good avenue to go down ? Cheers

    Hi Gary
    Great video. I've been in retail for 20 years and achieved great success. I'm now looking to become a mortgage advisor to gain a better work life balance. So brokers are a no as well as estate agents as you say. So where would be best to get a mentor and practical training? So I can start my career right and smash it.

      Hi Steve, thanks for the message, let me say first. Work like balance doesn't come easy and can take some time, as you develop and grow there will be times in your journey when you will have no balance. That being said once competent which can take 12-24 months then work-life balance could be achieved, but there are many components to that.
      For your question best place to get training, you need CeMAP or CII and then i suggest finding a local brokerage or estate agent who will train and support you!

    Awesome video Gary. I have subscribed, your channel will grow quickly no doubt.
    I was hoping you might be able to give me some insight.
    I have a Bachelor of Finance and a Masters of Business, but I have no actual real professional skills. I have been looking into doing my CeMAP qualifications. How realistic is it for me to assume once I have completed those qualies that I can get a job for a decent/good company to get good mentoring and work as a junior mortgage advisor or something? Or would you recommend working similarly to what you did and doing the qualifications whilst working in the business?
    I am 23, two degrees, no real qualifications ( I have HR ones but I feel that sector is not for me) and I am currently working as a financial assistant in Paris (A glorified phone monkey getting leads for advisors through cold calling). Its good experience but not what I want to do at all. Cheers.

    Hi Gary, thanks for your video was very informative and helped me understand in better detail what a mortgage broker does.
    I’ve been looking to get into the industry for a while but when looking for jobs even as a trainee/junior they already ask you to have at least 12 months experience in the role. Do you know of any good startup schemes offered by companies?

      Not in the current climate i am afriad, your best bet is to get Cemap or equivalent and then search for local jobs. Look at estate agents, Just Mortgages or New leaf

    That’s great information i think about to do this job but how long experience to be come to mortgage advisor !

      You can gain the examinations very easily however to become an experienced broker you have to deal with a number of cases from a variety of client types. If you are speaking to 1 client per day 5 days per week then realistcally a year gives you a good footing but 3-4 i think to become exceptional

    Hi, wonderful video thank you for all of the information. I was wondering, if I worked employed in a company to build up experience for 2 years and then decided to go self employed, would I then need a mentor to sign off? If so where would I find someone who could do that for me?
    I wasn’t sure if you meant just during your first couple of years or indefinitely.

      If you do a couple of years in an employed role and get really good then you could go self employed with enough experience. A mentor is optional Shannon, and if its something you want I can most certainly help you!!

      If Self-employed yes because you are SE. If you are employed then you usually get a basic + commission.

    I need help! I’ve paid for the CeMAP self teaching myself and paid for the exams which I now have to take and pass by the end of the year but I’m struggling. I’ve been doing this since October 2022 and I just can’t get my head to retain this information and I’m panicking that I’ll fail the exams and have to pay to retake

      Sorry to hear that. Check out Simply Academy or Paul Archer… they are both people/companies that teach cemap.
      Alternatively maybe cemap and advising isn’t for you!

    Hi, congratulation for this great video and thank you for the information. Do you think it will be ok to do a CeMAP course now as I am studying Business Studies, level 3, or it will be better to wait to have my Bachelor Degree first?
    I have some experience in customer service, basic accounting and worked in Insurance. Thank you in advance!

      Yeah do it now if you can handle the both of them, Business studies and Bachelors will not help you with CeMAP in anyway. Even CeMAP will not help you with doing the job of a mortgage adviser. There is no practical element to the exams and the job is completely practical and required mentorship for a minimum of 12 months

You can’t imagine what experience we had with mortgage advisors. Not even listening the details and gave the outcome: not possible. Until now it was the Covid, now is the Brexit 😩

      There are companies out there that will support you and train you as a self-employed person. New leaf or Just Mortgages, however, it is a massive uphill curve and the learning phase takes about 12 months minimum, personally, I think you should start employed to have the right support through the hardest part of the job - the first 1-2 years.

      Hi Louise, you have 2 options to gain Cemap - self-study and sit the exams when you can or look up online Simply Academy or future trend where you can do a 5 to 10-day intensive course and then sit the exams.       Find someone who is where you want to be and has the mindset/skills you would like to learn - then ask them to mentor/coach you. Or do what i do, which is buy all their stuff!

    Great video! I see videos on YT talking about Being a mortgage loan officer/advisor as a side hustle...Is that even possible in your opinion? To just have it as a side hustle where you pick and choose projects through a commissions based brokerage?

      Very much depends, I know brokers who have done a PT job whilst getting starting and building up to being full time. I personally like to go all in and do a proper job which you can only do if you are 100% dedicated

      I know lots of people who have an earn an average income as a result. It’s a bloody hard job isn’t a lot of learn and trying to figure it out without support and guidance for a couple of years is risking failure!

      Some lenders will allow you to do mortgages in your own name for investment.

      @ycli2181, I wanna be mortgage advisor for exactly same reason but I am not sure it's worth it. I heard you need to register with FCA and fees is £2500.

    Gary, if I completed Cemap- does it cover any actual ‘forms/ applications’, when I did car finance via LIBF, my biggest complaint was that it only covered FCA rules & regulations, products and customer service. But there were no real world applications at all. Thanks

      The exams teach you nothing about real world application of the job.
      They are the same exams i did in 2003 and they are irrelevent to be honest.
      But you need them to get a job

      Gary, I’ve been working in my family business (food industry) for many years and only just set out in my mid 30s. Currently in sales for past 2 yrs. is that too late to get into mortgage advising from your experience- providing I past my cemap. I understand one would need around 2 yrs on an average salary before things progress (mentoring period) - but considering I’m in my mid 30s, I know most companies would prefer to take on people in their 20s ie uni grads etc
      What’s your thought please.
      I’ve heard from a friend who works in financial services that it can be quite lucrative once you’re competent enough to go self employed- although I’ve heard it comes with a lot of headaches and costs too.

      Thanks Zaman, it will depend on what the adverse credit history is, your best bet is to find a local firm and aply for some jobs.

    Hi thanks for your video, very informative indeed. I’m considering doing my CEMap qualifications however I’ve read that if you have a bad credit history, this will stop my chances of getting a job as a broker or even getting the qualification in the first place. I just wanted to know whether or not this is true? And if so, is there any way I can still become an advisor? Thanks in advance

      It depends on what bad credit you have had and how long ago. Over 6 years ago would not show on your credit report. Best bet is to get an job with a firm and then develop and grow with them

      Apprentice can be a great way to get in to a brokerage to get experience. Qualification i.e. uni etc dont mean anything to me when looking for someone who can be a broker

I am on my last year of secondary school would you advise to do an apprenticeship at a estate agency and gain inside knowledge until I can do my cemap when I’m 18 or do I go to college and do a levels in business or something like that

      There are mortgage brokerages that take on apprentices, if you contact every estate agent or brokerage in your local area it is a great place to start

      @@ryanrobinson7243 ill be honest with you Ryan. I did a degree and just finished a masters related to medical sciences. I'm looking at medical / clinical scientist jobs but due to what's been going on I feel this has made it more difficult for me. I started looking into this career as a mortgage advisor and it seems to be more rewarding compared to this career I was looking at. There's no change in role just you get experience in the role then can see from there, could probably get a better mortgage for yourself when you get your own property or like me I'm thinking of getting into property investment so that would definitely help plus the salary increase over the few years is mad if your on target. Compared to probably having to work near 10 years in the scientist area to be earning just shy of £50k. This path doesn't look bad to be honest but I feel main thing is if you start out try and find someone who you can do work experience with or might be able to take you on as a trainee. I feel that's the hardest part trying to start out in the career

    Hi Gary, been working in commercial banking for 5 years now and thinking of making the switch but every job ad that I see specifically wants experience in mortgage advice/insurance advice.     When you are self employed do you get clients from the company that has employed you or do you have to get your own clients ?

      Depends on the company you work with. We provide majority of the leads to our SE advisers. And we also have some that do not want Active leads.

      Hi Jakub, you should not be going DA without being an AR first, I hope you have vast experience in being a broker with a variety of backgrounds and as an AR first.
      With regard to compliance clubs - you can speak to any network and they generally have a DA arm... TMA, Paradigm, Simplybiz, The right mortgage club

    Hey Gary, can I ask what company do you recommend to do the CeMAP qualification from?
    I did a degree and masters in science and feel the scientist roles I was looking into are okay but due to whats happening with CoronaVirus and that there's that insecurity of redundancies due to labs closing plus the longer career progression I feel the mortgage advisor jobs seems like a good pathway to take and that I have gained transferable skills from my qualifications for this job.

I think I'm gonna stick to getting the course from the 'London Institute of Banking and Finance' as its generally this company which awards it plus other places ive seen bad reviews of people not getting their online package

      Unfortunately not we do not take on trainees within my brokerage. The type of clients and deals we work with are too complex and take years to learn.
      Your best bet is to look at estate agency as a means to get training.
