Can you imagine the electric bills. The cost to cool and heat ( during the Vegas " winter " mos). I have high ceilings in my home ( I live in the northeast), and let me tell you, it costs. They're pretty and they open up the space, but costly to cool and heat.
The lack of privacy makes it a third less, shoot there are homes offering much more privacy all around that is going for upwards of seventy-five percent less. Majorly overpriced.

I really don't know what to say. You walk into this house and you feel like you are on a cruise ship. Way too big. There is nothing warm and cozy about this place. It never once made me feel like I would want to live here. There are 3 major problems with these Toll Brothers constructions : The first thing you realise is that you are literally an arm's away from your neighbours. The homes are much too close to each other. In Most of these million dollar homes you expect to to find a large and spacious backyard. This is not the case here. There is no proportion between that small lot and the department store living quarters. Of course, the third big problem is the price they are asking. You just don't build 6 bedrooms and 4 bathrooms to justify the exorbitant price of this house. I'm sorry, but if I have to pay 3 to 4 million dollars for a property, I want it to be more private, more secluded. I would also need to have a large backyard that is in proportion to the house I live in. It's very clear to see that home constructors are not thinking about the well being of their customers. It's all about money. How much can we cram into this place to sell it for a maximum of profit.
I was born and raised in Santa Barbara, .....Santa Barbara , believe it or not has very ample lots.....you can get for the same price, a gorgeous house (and walk to the beach) and still have a landscaped acre when you come home......the 'cramming effect' comes from BLM asking top dollar and yes.....Las Vegas is very predatory (agents/loan officers/contractors)....even in 96 we were shocked!!...same size house and lot was 250k (no where near the quality of finish as in this video).....this house and the older houses are just crammed....I wouldn't pay 1.5M for this house.....we bought 1/2 acre with a single story south of Blue Diamond.....quiet, nice views, decent neighbors (these houses are about 1M now).....Chakits is a decent guy in a horrid real estate environment!

Mesa Ridge totally over rated, need to have 2.5M pre approval to do house tour, after seeing the houses on top of each other driving in I was thinking it’s waste of time, 4000+ house on a 7000 lot, asking for 3M, clear view directly into my neighborhood’s bedrooms, even my agent was like I told you so. Don’t thing these will ever get sold even at build price of 1.1M start + 250k lot + 350k upgrade minimum with TB = 1.7M
Considering the cost of electricity is Las Vegas, it's crazy to have ceilings over 8 feet tall. I lived in Vegas and Henderson for 14 years and my electric bill was reasonable. I have friends who's monthly bill is over $500.00 a month. I left in 2018, because of the drought issues and Hoover Dam is almost dry.

Ok when you first walked through the front door I was like hmmmm looks too much like a hotel lobby for me. But then I saw the wine bar/room and, even though I don't drink wine, I thought it was genius. Then I fell in love with the whole kitchen/butlers pantry/pantry and thought oh I'd kill for this kitchen. Then the primary bathroom...omg heaven. And the backyard is ok too. I feel like we've toured a very similar house though. And I'm pretty I said the same thing as I'm about to say here. Take this house, put it on an acre lot and it might just be worth the price tag. As it stands you are spending way too much money for the neighbours to be all up in your business.

If you want to be in a city or suburbs, you're going to be surrounded by houses. Like you would only get the type of privacy you're talking about if you're living in an extremely rural area far from shops and restaurants and jobs. I don't understand this mindset of wanting the best of two completely different lifestyles with none of the negatives. You can't live on a quiet street with no neighbors and road noise with 10 acres of land in a bustling city near shops and restaurants within 5 seconds walking distance from your door. That's literally impossible.
This is a classic case of why you don't put crazy money into your house - this seller (is he a real estate agent??) should have known better. He's never getting what he "invested" back. Going to take a huge loss on this house which is nicely done but way overboard for what it is and where it is (where all the homes are wedged in so tight!). I predict this house sells for $2M in 10 months.

I've been watching your vids for I can say, I think 5years already but, I kind of notice the houses that you're featuring on your recent vids the past few mos were all starting to get overly priced. I don't know what's going on but, I just don't think this property is worth that amount indicated above💁♂️
The positives are the exterior is beautiful, the wine storage area w/bar is awesome, the backyard space is very nicely done and the master bedroom/bath/walk-in closet area is superb. The negatives are the 2ndary bathrooms look really small and chintzy (especially the tile at the tubs), there is way too much brown everywhere you look and the living room space is rather small (they try and use the super tall ceilings to hide this fact, but it is apparent). I would have guessed this home was worth $2.5 million myself, but I don't live in the Vegas market and have limited knowledge of home values there.

Obviously someone was blowing smoke up the seller's ass just to get the listing.

@@chakits1 we had a once in a century pandemic 1.2million . the average home in last vegas should be up $50,000 or so since 2011 not $300,000 what the average home in vegas is gonna be 900,000 in 2030? and 1.8million in 2040
