Alan how long have you lived in Vegas because it must get very cold there and their is NO fireplaces inside the $8.5 Mill.ion dollar home. Here where I live in Florida it has never gone below 34 degrees. Blue Heron use to be great at gas fireplaces but no longer at this one. The other one I saw at this same house had a 85 inch TV screen some how hooked to the stairs with fire burning and that was the only fireplace in the house. Everything else was great about the house. You my friend do a great job on every house. You are very detailed about everything.

I hope you will agree that a 85 inch TV and the guy doing it with a red jacket and his last name was Coleman like the Coleman grills would not heat the very large house in the winter in Vegas. This was a finished house with no fireplace except the 8 burner Wolf stove.
@@johnbates2982 I definitely agree that a fireplace will not heat an entire home. We have central cooling and heating for homes in Las Vegas / Henderson. I personally have a gas fireplace and never use it.
They are leaving it up to the buyer to choose if they want solar panels or not. There isn't anyone living here yet as well so they can't determine the energy consumption and how many panels would need to be installed.
Love blue heron, but a lot of times there layouts seem like office buildings. They aren't quite at the level of Sun West homes but very good. Would not utilize the same budget with BH if you can get SWH imo.
I love Blue Heron as well. It really comes down to the design. For custom homes, the buyer is allowed to customize their home to their liking and BH can help guide them but ultimately, it's up to the buyer as it's their home in regards to the layout and floor plan. Sun West Homes are great but they don't build anything smaller than 10,000sqft at the moment is what I heard..
@@jimmymcgill5572 All three are fantastic communities and it really comes down to preference. The Summit has the best concierge but you pay for it with the highest HOA of all three communites. Ascaya has the best views out of these 3 communities. The Ridges is great but the elevation between homes are not high enough to give you good views of the Strip.
@@AlanHuiRealtyCalifornia’s median per capita income is $45K and household is $92K. The question remains. Unless you’re talking about the rich Californians - are they the ones migrating to Vegas? The majority of the Californians I have met in Vegas are blue-collar workers.
@@Acsana Many of these out-of-state buyers are buying homes anywhere between $200k to $25M. Most of my clients from California are purchasing homes between the $400k to $2M price range. A few others are buying homes well over that range as well.

Flat roofs have a more modern design. I see more luxury homes being built with flat roofs lately.
