Even if they were to finance the condo with a zero interest mortgage the payment will be 110% more than their incomes. That's not sustainable. The condo market has to crash to a level to meet local incomes. So that ₱20M condo has to fall to ₱4.8M to become within the reach of the average filipino. So the market has a long way to fall and I don't think many people are prepared for how bad the real estate market has to get before it rebounds.

I live outside the Philippines but with the Condo agents of Ayala Land who came here in Europe have presented their promotional materials and prices, that was just crazy. Yes it makes more sense to rent since it’s a renters’ market right now. What’s nice is some landlords allow longer leases like 24 or 36 months. You can save a lot of time which equates to money saved if you commute 2 hours each way which is about average in Metro Manila.
Unlike in USA we don’t have MLS listings. Mabubudol ka if you don’t know what you’re doing. There is no comparison to base if you’re paying fair amount for your property. Sa dami diyan ng greedy. Magingat po kayo.

if the lessor is asking P40K/mo, counter with P25K!! of course, they will freak out at you at first...but just a bit of patience/negotiation later, you'll probably still get it at ~$P30-32K. Don't forget...they still need to pay the mortgage AND the maintenance fees, whether they've got a tenant or not!

May kakilala ako bumili ng avida makati condo 8 years ago.. nsa 2.8M nla nabili since pre selling. Fast forward to 2025 ang price ng studio condo nla now nsa 3.2M lng. 8yrs waiting just for a 400k difference. Di man lng nadoble.then tumaas pa dw condo dues nla. Nakaloan lng sa bank.

Problema sa condo yung dues na tuloy tuloy bayad at hawak ka ng admin kung gusto nila magtaas wala ka magagawa. Sariling bahay at lupa yan talaga ang paglaanan.

Imbis na magtayo sila ng sangkaterbang housing projects sa mga malalayong lugar , bakit di nila isubsidized ang mga condo units in favor of the government employees and low earning families na miyembro ng SSS, GSIS at PAG IBIG ? I live outside the Philippines but with the Condo agents of Ayala Land who came here in Europe have presented their promotional materials and prices, that was just crazy. It’s good I t take a moment to process if I have to proceed with Condo investment. I ‘d rather buy a house and lot in gated villages with the price range of Condominium. It’s good that we can just rent when going on holiday in the Philippines 🇵🇭.

How could the typical Filipino's buy a condo when they're priced at 250K - 300K per sqm? It's safe to say today that this down ward price is just the beginning and prob would last from 5-10 yrs before prices stabilize.
Its too early to say prices wont go down. when leasing falls prices will follow, its basic causality effect. This is a correction not a bubble, prices goes down for the filipino market. This is good overall for majority of the Filipinos.

Yes it makes more sense to rent since it’s a renters’ market right now. What’s nice is some landlords allow longer leases like 24 or 36 months. You can save a lot of time which equates to money saved if you commute 2 hours each way which is about average in Metro Manila.

if the lessor is asking P40K/mo, counter with P25K!! of course, they will freak out at you at first...but just a bit of patience/negotiation later, you'll probably still get it at ~$P30-32K. Don't forget...they still need to pay the mortgage AND the maintenance fees, whether they've got a tenant or not!
