    I've been hearing about Tellapur from 2018, it hasn't improved much since then. Only the main road has widened, but critical infra is still not available. And lots of inventory is going to be dumped into the market, estimated 50k flats will be available to purchase till end of 2025, so there are insane options and difficult to re-sell.

    Please specify ground water levels comparisons of all areas…water problem is going to be biggest issue in upcoming years

    Key advantage for Puppalaguda though is equi distant to all 3 SEZs and also Jubilee and abanhara hills- Not to forget upcoming Metro connectivity at Nanakramguda Jn

    Looks like you are selling Tellapur. I would like to stay close to IT SEZs to cut my time in traffic.

      Tellapur is not far way from IT SEZ's. Both are close to ITs.

    visited all projects in Puppalaguda. this place will be concrete jungle in 2-3 years where as tellapur has lot of open spaces . it all comes down to personal preferences. you want to live peacefully in home with less pollution or reach faster to office that too only 10 days in a month with hybrid model. I went for Tellapur with bigger flat. Peace !!

    You can't compare puppalaguda with tellapur.

    Tellapur has amazing new roads but all those roads give better connectivity to Puppalguda and Narsingi 😅

    It all will be based on affordability. Puppalaguda may be good for now. Tellapur has wide roads as infrastructure being built now

    tellapur, gopanpally, Nallagandla triangle has only two approach roads to inner city,, one is old mumbai highway and other is gowlidoodi to gopanpally road, which are currently bottlenecks.
    its a waste to invest in this triangle considering traffic hell hole

    One important point you are missing out on is that how far these areas from major Railway stations like Secunderabad and Lingampalli and Interstate Bus Stations like JBS and MGBS

      Whoever buying those high end apartment not going to travel on buses, trains mostly i think

      On average i dont think people travel that much in trains in a year. Maybe maximum 6-7 in a year. Anyway people take taxi and go to station. Dont think proximity to stations is any major concern

    These Hills can be planted with hardy trees. Instead of those dry dusty, stony hills let people enjoy some scenic greenery, at least places where Gov don’t plant to develop.

    Puppalaguda has an advantage of proximity but for me it’s already concrete jungle.
    I’m biased towards Tellapur because of its open space and peaceful environment 👍👍👍

      Buy stand alone in kondapur it's the best , there will less water problem and all standalone apartments , lot of shops and infra nearby affordable

      Kondapur/Puppalguda may seem promising as on today. But they are definitely not futuristic.
      You may anticipate severe traffic and water problems after 5 years.Its upto you whether you want to consider present or future.
      Also once the economy is up Neopolis will be the upcoming IT hub. So the next generation might feel like working at Neopolis only

      So u think 50 plus floors multiple hi rises concentrated development in 20 mins to it corridors in kokapet is better than organically grown layout standalone markets which is horizontally scaled the amount for traffic remains the same since already kondapur and puppalaguda filled with 5 floors only apartments in a distributed way.
